AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF THE CITY
OF CORPUS CHRISTI BY GRANTING A SPECIAL COUNCIL PERMIT FOR
PHASE I OF A WATER THEME PARK ON A 20.87± ACRE TRACT
CONSISTING OF A TRACT EAST OF BLOCK 411 AND NORTH OF
BLOCK 388, PRESENTLY OWNED BY THE CITY OF CORPUS CHRISTI, A
PORTION OF BLOCKS 72, 382, 389, 390; AND 411, PORTIONS OF
ORIGINAL STREET RIGHT-OF-WAY, ALL OF BLOCKS 71, 383, 384,
AND 388, BROOKLYN ADDITION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of the City of Corpus
Christi, for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, December 1, 1987, during a
meeting of the City Council in the Council Chamber at City Hall in the City of
Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That a Special Council Permit be granted on a 20.87± acre
tract consisting of a tract east of Block 411 and north of Block 388, presently
owned by the City of Corpus Christi, a portion of Blocks 72, 382, 389, 390, and
411, portions of original street right-of-way, all of Blocks 71, 383, 384, and
388, Brooklyn Addition, situated in the City of Corpus Christi, Nueces County,
Texas, and further described by metes and bounds below, for Phase I of a water
theme park, according to the site plan, a copy of which is attached hereto and
made a part hereof, marked Exhibit "A", and subject to all other considerations
of "AT" Apartment -Tourist District.
A 20.87 acre tract, more or less, consisting of a tract east of
Block 411 and north of Block 388, presently owned by the City of
Corpus Christi, a portion of Blocks 72, 382, 389, 390, and 411,
portions of the original street right-of-way, all of Blocks 71, 383,
384, and 388, Brooklyn Addition, as shown on Plat of Record in
Volume A, Page 32, Nueces County Map Records, Nueces County, Texas,
more particularly described by metes and bounds as follows;

BEGINNING at a point on the present east right-of-way line of U. S.
Highway 181, the southwest corner of Block 72, Brooklyn Addition, for
the southwest corner of this tract;
THENCE in a northeasterly direction, a distance of 200.00 feet, more
or less, to a point of deflection to the right, for a corner;
THENCE continuing with said east right-of-way line of U. S.
Highway 181, in a northeasterly direction, a distance of 310.00 feet,
more or less, to a point of deflection to the right, for a corner;
THENCE continuing with said east right-of-way line of U. S.
Highway 181, a distance of 240.00 feet, more or less, to a point, the
west corner of a proposed 3.00 acre recreational vehicle park, for a
corner;
THENCE in a southeasterly direction, leaving said right-of-way line of
U. S. Highway 181, at right angles thereto, a distance of 218.00 feet,
more or less, to a point for a corner;
THENCE in a southerly direction, continuing with the boundary of said
proposed 3.00 acre recreational vehicle park, a distance of
135.00 feet, more or less, to a point that is also 292.00 feet, more
or less, from the east, right-of-way line of said U. S. Highway 181,
measured at right angles therefrom, for an inside corner of this
tract;
THENCE in an easterly direction, a distance of 87.00 feet, more or
less, to a point on the present west right-of-way line of Timon Blvd.,
a point also 366.00 feet, more or less, (measured at right angles)
from the present east right-of-way line of U. S. Highway 181, for an
inside corner of the tract;
THENCE in a northeasterly direction, continuing with said boundary of
the proposed 3.00 acre recreational vehicle park, along said present
west right-of-way line of Timon Blvd., a distance of 297.00 feet, more
or less, to the point of curvature of a curve to the left whose radius
is 225.00 feet, central angle is 101° 29' 13", tangent is 275.32 feet,
and length is 348.44 feet, for a corner;
THENCE in a westerly direction, following said curve to the left, the
present west right-of-way line of Timon Blvd. and the south
right-of-way line of Hull Street, an arc distance of 348.44 feet, more
or less, to the intersection with the east right-of-way line of U. S.
Highway 181, for the north corner of said proposed 3.00 acre
recreational vehicle park, and a corner of this tract;
THENCE in a northeasterly direction with the east right-of-way line of
U. S. Highway 181 extended, a distance of 37.50 feet, more or less, to
a point on the centerline of said Hull Street, for the northwest
corner of this tract;
THENCE in a southeasterly direction with said centerline of Hull
Street, 185.00 feet, more or less, to its intersection with the

southwest boundary line of Block 414, Brooklyn Addition, for a corner
of this tract;
THENCE in a southeasterly direction with said southwest boundary line
of Block 414 and its southeasterly extension, 190.00 feet, more or
less, to its intersection with the east right-of-way line of Timon
Blvd., for an inside corner of this tract;
THENCE in a northeasterly direction with said east right-of-way line
of Timon Blvd., 330 feet, more or less, to its intersection with the
northeast boundary line of a 1.58 acre tract presently owned by the
City of Corpus Christi, for the most northerly corner of this tract;
THENCE in a southerly direction with said northeast boundary line of
the 1.58 acre tract, 310.00 feet, more or less, to its intersection
with the northerly extension of the east line common to aforementioned
Blocks No. 384 and 388, the same being the west right-of-way line of
Gulfbreeze Blvd., for the northeasterly corner of this tract;
THENCE in a southwesterly direction with said west right-of-way line
of Gulfbreeze Blvd., 1,010.00 feet, more or less, to the northeast
corner of aforementioned Block No. 24, for the southeasterly corner of
this tract;
THENCE in a northwesterly direction with northeast boundary line of
said Block 24, 280.00 feet, more or less, to its northwest corner, for
an inside corner of this tract;
THENCE in a southwesterly direction with the northwest boundary line
of said Block 24, 300.00 feet, more or less, to a point on the south
line common to Blocks No. 72, 71, and 24, the north right-of-way line
of Gulden Street, for the southernmost corner of this tract;
THENCE in a northwesterly direction with said north right-of-way line
of Gulden Street, 720.00 feet, more or less, to the POINT OF
BEGINNING.
In the event the Board of Adjustment grants any special exception or
variance to the Zoning Ordinance, applicable to the Special Permit herein
granted, other than the one specified in this Special Permit, said Special
Permit shall be void and of no force and effect whatsoever.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.

SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
at three regular meetings so that this ordinance is passed and shall take effect
upon first reading as an emergency measure this the day of

For the reasons set forth in the emergency clause of the foregoing ordinance
or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
