AMENDING THE ZONING ORDINANCE UPON APPLICATION OF MEMORIAL
MEDICAL CENTER BY CHANGING THE ZONING ORDINANCE FROM "A-2"
APARTMENT HOUSE DISTRICT TO "B-4" GENERAL BUSINESS DISTRICT
ON TRACT 1 AND FROM "A-2" APARTMENT HOUSE DISTRICT TO "B-4"
GENERAL BUSINESS DISTRICT WITH A "SP" SPECIAL PERMIT FOR A
MEDICAL HELIPORT ON TRACT 2, TRACT 1 CONSISTING OF 19.94±
ACRES, BEING 18.45± ACRES OUT OF SHARE 9 OF THE TYRE MUSSETT
400 -ACRE TRACT AND A PORTION OF LOT 1 AND ALL OF LOTS 2
THROUGH 12, INCLUSIVE, ALL OUT OF THE UNNUMBERED BLOCK,
SOMETIMES CALLED BLOCK 7, TIERRA ALTA ADDITION, AND TRACT 2
CONSISTING OF A 0.23± ACRE OUT OF SHARE 9 OF THE TYRE
MUSSETT 400 -ACRE TRACT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has -forwarded to the City Council its
reports and -recommendations concerning the application of Memorial Medical
Center, for amendment to the zoning map of the City of Corpus Christi;
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard, to consider the same before the City Council
of the City of Corpus Christi, in accordance with proper notice to the public,
said public hearing having been held on Tuesday, April 5, 1988, during a meeting
of the City Council in the Council Chamber at City Hall in the City of Corpus
Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best
serve public health, necessity and convenience and the general welfare of the
City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the Zoning Ordinance be amended by changing the
Zoning Ordinance from "A-2" Apartment House District to "B-4" General Business
District on Tract 1 and from "A-2" Apartment House District to "B-4" General
Business District with a "SP" Special Permit for a medical heliport on Tract 2,
Tract 1 consisting of 19.94± acres, being 18.45± acres out of Share 9 of the
Tyre Mussett 400 -acre tract and a portion of Lot 1 and all of Lots 2 through 12,
inclusive, all out of the unnumbered Block, sometimes called Block 7, Tierra
Alta Addition, and Tract 2 consisting of 0.23± acre out of Share 9 of the Tyre
Mussett 400 -acre tract, all situated in the City of Corpus Christi, Nueces
County, Texas, and further described by metes and bounds descriptions attached
hereto as Exhibits A and B, according to the site plan, a copy of which is

attached hereto and made a part hereof, marked Exhibit C, and subject to all
other considerations of "A-2" Apartment House District.
In the event the Board of Adjustment grants any special exception or
variance to the Zoning Ordinance, applicable to the Special Permit herein
granted, other than the one specified in this Special Permit, said Special
Permit shall be void and of no force and effect whatsoever.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby, amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1937, as amended from time
to time, except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
efficient administration of City affairs by granting the aforesaid zoning
change, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances
at three regular meetings so that this ordinance is passed and shall take effect
upon first reading as an emergency measure this the day of

Tract, accorded in Volume 291 at Page 193 of the Deed Records
of Nueces County, Texas and a Portion of Lot 1 and all of
Lots 2 through 12, inclusive, all out of the unnumbered
Block, sometimes called Block 7, Tierra Alta Addition,
recorded in Volume 4 at Page 11 of the Map Records of Nueces
County, Texas and being further described by metes and bounds
as follows:
BEGINNING at the point of intersection of the north right-of-
way line of Hospital Boulevard and the west right-of-way line
of Nineteenth Street, said point being the southeast corner
of this tract;
THENCE S 88«06'00"W along the north right-of-way line of
Hospital Boulevard a distance of 1691.22 feet to a point for
the southwest corner of this tract;
THENCE N 1«40'20"W a distance of 475.74 feet to a point, said
point lying in the south right-of-way line of Buford Avenue
and also being the northwest corner of this tract;
THENCE N 88«06'50''E along the south right-of-way line of
Buford Avenue a distance of 193.55 feet to a point, said
point being the southwest corner of Lot 1, Block 7, Tierra
Alta Addition;
THENCE N 1v53'10"W along the west line of Lot 1, Block 7,
Tierra Alta Addition, and the south right-of-way line of
Buford Avenue, a distance of 31.13 feet to a point;
