AMENDING THE CORPUS CHRISTI COMPREHENSIVE POLICY STATEMENTS
AS DESCRIBED IN THE DOCUMENT TITLED: CITY OF CORPUS CHRISTI
POLICY STATEMENTS: AN ELEMENT OF THE COMPREHENSIVE PLAN BY
AMENDING CHAPTER 3, LAND USE POLICIES, COMMERCIAL, AND
INDUSTRIAL; AND DECLARING AN EMERGENCY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS
CHRISTI, TEXAS:
SECTION 1. That the Corpus Christi Comprehensive Policy
Statements as described in the document titled: City of Corpus
Christi Policy Statements: An Element of the Comprehensive Plan, be
amended by amending Chapter 3, Land Use policies, Commercial, and
Industrial by adding the following policies:
Chapter 3. Land Use, Policies - Commercial, page 21:
h. Residentially zoned properties proposed for rezoning to
a commercial use should have sufficient lot area and
frontage to accommodate the uses permitted in the
zoning district requested. A minimum lot size of 7,500
square feet and 100 feet of street frontage should be
used as a guideline consistent with the comprehensive
land use plan.

Where the minimum lot size and frontage guideline
cannot be met, the following criteria should be
considered when deciding on a rezoning request:
1. Expansion of an existing commercial zoning
district.
2. Direct access to an arterial or to a

5. Meet or exceed all ordinance requirements.
SECTION 2. That upon written request of the Mayor or
five Councilmembers, copy attached, to find and declare an
emergency due to the need for efficient administration of
City affairs by granting the aforesaid zoning change, such
finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and
voting upon ordinances at three regular meetings so that

or resolution, an emergency exists requiring suspension of the Charter rule
as to consideration and voting upon ordinances or resolutions at three
regular meetings; I/we, therefore, request that you suspend said Charter rule
and pass this ordinance or resolution finally on the date it is introduced,
or at the present meeting of the City Council.
