HomeMy WebLinkAbout020783 ORD - 09/19/1989AN ORDINANCE AMENDING THE CORPUS CHRISTI COMPREHENSIVE POLICY STATEMENTS AS DESCRIBED IN THE DOCUMENT TITLED: CITY OF CORPUS CHRISTI POLICY STATEMENTS: AN ELEMENT OF THE COMPREHENSIVE PLAN BY AMENDING CHAPTER 3, LAND USE POLICIES, COMMERCIAL, AND INDUSTRIAL; AND DECLARING AN EMERGENCY. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Corpus Christi Comprehensive Policy Statements as described in the document titled: City of Corpus Christi Policy Statements: An Element of the Comprehensive Plan, be amended by amending Chapter 3, Land Use policies, Commercial, and Industrial by adding the following policies: Chapter 3. Land Use, Policies - Commercial, page 21: h. Residentially zoned properties proposed for rezoning to a commercial use should have sufficient lot area and frontage to accommodate the uses permitted in the zoning district requested. A minimum lot size of 7,500 square feet and 100 feet of street frontage should be used as a guideline consistent with the comprehensive land use plan. 023 Where the minimum lot size and frontage guideline cannot be met, the following criteria should be considered when deciding on a rezoning request: 1. Expansion of an existing commercial zoning district. 2. Direct access to an arterial or to a with 7,500± average daily trips. 3. SECTION 2.
