HomeMy WebLinkAbout021189 ORD - 07/02/1991AN ORDINANCE AMENDING THE ZONING ORDINANCE UPON APPLICATION OF TRANSAMERICA E & I TRADING CORPORATION BY GRANTING A SPECIAL COUNCIL PERMIT FOR AN IMPORT AND EXPORT BUSINESS OFFICE SUBJECT TO A SITE PLAN AND SIX (6) CONDITIONS ON LOT 6, BLOCK 1, OCEAN VIEW ADDITION; AND DECLARING AN EMERGENCY. WHEREAS, the Planning Commission has forwarded to the City Council its reports and recommendations concerning the application of Transamerica E & I Trading Corporation for amendment to the zoning map of the City of Corpus Christi. WHEREAS, in accordance with proper notice to the public, a public hearing was held on Tuesday, July 2, 1991, during a meeting of the City Council in the Council Chambers at City Hall in the City of Corpus Christi allowing all interested persons to appear and be heard; and WHEREAS, the City Council has determined that the hereinafter set forth amendment would best serve public health, necessity, and convenience and the general welfare of the City of Corpus Christi and its citizens: NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CORPUS CHRISTI, TEXAS: SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by making the change hereinafter set out. SECTION 2. That the zoning on Lot 6, Block 1, Ocean View Addition, located on the west side of Ocean Drive, approximately 250 feet south of Morgan Avenue, situated in the City of Corpus Christi, Nueces County, Texas, be changed for an import and export business office according to the site plan, a copy of which is attached hereto and made a part hereof, marked "Exhibit "A," and subject to six (6) conditions as follows: 1. USES: The only use authorized by this Special Permit other than those uses permitted in an "A-1" Apartment House District is an office for an import and export business. 2. APARTMENTS: The property is limited to one (1) apartment unit while the property contains an office. 3. FLOOR AREA: The maximum permitted floor area for an office is 1,300 square feet. RP1840.005.kp 1 M1C O ILOED 1' 0 1 I C:? ''ti 4. SCREENING: A six (6) foot tall solid standard screening fence shall be provided along the north and south boundary line. The fence shall extend from the alley right-of-way to a point equal to the face of the existing building. 5. ACCESS: Access onto Ocean Drive shall be limited to an exit point only and shall be so marked. 6. LANDSCAPING: The property shall be landscaped in accordance with Article 27B, "Landscape Regulations," as if new construction. For the purposes of determining the landscaping requirements, the standards shall be as if the property is zoned "AB" Professional Office District. SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the same is hereby amended as herein ordained. SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas, approved on the 27th day of August, 1973, as amended from time to time, except as herein changed, shall remain in full force and effect. SECTION 5. That all ordinances or parts of ordinances in conflict herewith are hereby expressly repealed. SECTION 6. That upon written request of the Mayor or five Council members, copy attached, to find and declare an emergency due to the need for efficient administration of City affairs by granting the aforesaid zoning change, such finding of an emergency is made and declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at three regular meetings so that this ordinance is passed and shall take effect upon first reading as an emergency measure this the day of , 1991.
