AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
MEDICAL CARE INTERNATIONAL, INC., BY GRANTING A CHANGE OF
ZONING FROM "AB" PROFESSIONAL OFFICE DISTRICT TO "B-1"
NEIGHBORHOOD BUSINESS DISTRICT ON LOTS 5, 15, 16, AND
PORTIONS OF LOTS 11, 12, 13, AND 14, BLOCK 8, BAYVIEW ADDITION;
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Medical Care International, Inc. for
amendment to the zoning map of the City of Corpus Christi.
WHEREAS, in accordance with proper notice to the public, a public hearing was
held on Tuesday, December 3, 1991, during a meeting of the City Council in the Council
Chambers at City Hall in the City of Corpus Christi allowing all interested persons to appear
and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth
amendment would best serve public health, necessity, and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is
amended by making the change hereinafter set out.
SECTION 2. That the zoning on Lots 5, 15, 16, and portions of Lots 11, 12, 13.
and 14, Block 8, Bayview Addition, located on the northeast corner of Morgan and Santa Fe
Streets, and situated in the City of Corpus Christi, Nueces County, Texas, all as more fully
described in Exhibit "A," Metes and Bounds Description, attached hereto and made a part
hereof, be changed from "AB" Professional Office District to "B-1" Neighborhood Business
District.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas,
be and the same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi,
Texas, approved on the 27th day of August, 1973, as amended from time to time, except as
herein changed, shall remain in full force and effect.

SECTION 5. That all ordinances or parts of ordinances in conflict herewith are
hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council members,
copy attached, to find and declare an emergency due to the need for the efficient and effective
administration of City affairs, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances at three regular
meetings so that this ordinance is passed and.,sha11 take effect upon first reading as an

Describing an area containing 44,447.04 square feet more or less, out of Lots 5, 15, 16 and portions of Lots 11,
12, 13, 14 and a portion of an alley closed by Ordinance No. 9833, Block 8, Bayview Addition as recorded in
Book A, Page 24, Nueces County Map Records, Nueces County, Texas and more particularly described by metes
and bounds as follows;
Beginning at a point, the Southeast corner of Lot 4, Block 8, Bayview Addition for the Northeast corner of the
tract herein described;
Thence S 18°55'20" E with the easterly boundary of Lot 5, Block 8, Bayview Addition, the same being the west
right-of-way line of existing Third Street, a distance of 51.72 feet, more or less, to the northeast corner of Lot
6, Block 8, for a corner of this tract;
Thence S 85°46'30" W with the North boundary line of said Lot 6, Block 8, a distance of 142.76 feet, more or
Tess, to the common corner between Lots 5, 15 & 16, Block 8, Bayview Addition, on the original centerline of
the aforementioned alley closed by Ordinance No. 9833, for an interior corner of this tract;
Thence S 18°55'20" E with the said original alley centerline, the present common boundary line between Lots
6, 7, 14 & 15, Block 8, Bayview Addition, a distance of 77.59 feet, more or less, to a point, for a corner of this
tract;
Thence S 85°55'40" W leaving said original alley centerline, a distance of 43.02 feet, more or less, to a point for
an interior corner of this tract;
Thence 5 18°55'20" E a distance of 117.38 feet, more or less, to a point for an interior corner of this tract;
Thence N 85°55'40" E a distance of 25.26 feet, more or less, to a point for a corner of this tract;
Thence S 18°55'20" E a distance of 67.16 feet, more or less, to a point on North right-of-way line of existing
Morgan Avenue for the Southeast corner of this tract;
Thence 5 85°55'40" W with said North right-of-way line of existing Morgan Avenue, a distance of 125.10 feet,
more or less, to a point, its intersection with the East right-of-way line of existing Santa Fe Street for the
Southwest corner of this tract;
Thence N 18°55'20" W with said East right-of-way line of Santa Fe Street, a distance of 313.84 feet, more or less,
to a point, the Southwest corner of Lot 17, Block 8, Bayview Addition for the Northwest corner of this tract;
Thence N 85°55'40" E leaving said East right-of-way line of existing Santa Fe Street, a distance of 142.86 feet,
more or less, to a point on the centerline of the aforementioned alley closed by Ordinance No. 9833 for a point
of deflection on the North boundary line of this tract;
Thence N 85°46'30" E continuing with said North boundary line of this tract, a distance of 142.76 feet, more or
less, to a point on the West right-of-way line of existing Third Street for the Northeast corner of this tract and
the point of beginning.

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency
exists requiring suspension of the Charter rule as to consideration and voting upon ordinances at
three regular meetings; I/we, therefore, request that you suspend said Charter rule and pass this
ordinance finally on the date it is introduced, or at the present meeting of the City Council.
