AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
WALTER WISZNIA BY GRANTING A CHANGE OF ZONING FROM
"R -1B" ONE -FAMILY DWELLING DISTRICT TO "B-1" NEIGHBORHOOD
BUSINESS DISTRICT ON PORTION OF LOTS 3, 4, AND 5, BLOCK 11,
FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACT; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Walter Wisznia, Trustee for
amendment to the zoning map of the City of Corpus Christi.
WHEREAS, in accordance with proper notice to the public, a public hearing was
held on Tuesday, December 17, 1991, during a meeting of the City Council in the Council
Chambers at City Hall in the City of Corpus Christi allowing all interested persons to appear
and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth
amendment would best serve public health, necessity, and convenience and the general welfare
of the City of Corpus Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is
amended by making the change hereinafter set out.
SECTION 2. That portions of Lots 3, 4, and 5, Block 11, Flour Bluff and Encinal
Farm and Garden Tract, located on the southside of Saratoga Boulevard, approximately 1,700
feet east of South Staples Street, and situated in the City of Corpus Christi, Nueces County,
Texas, all as more fully described by metes and bounds in Exhibit "A," attached hereto and
made a part hereof, be changed from "R -1B" One -family Dwelling District to "B-1"
Neighborhood Business District.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas,
be and the same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi,
Texas, approved on the 27th day of August, 1973, as amended from time to time, except as
herein changed, shall remain in full force and effect.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are
hereby expressly repealed.

SECTION 7. Nothing in this ordinance shall be construed to limit in any way the
legislative authority of the City Council to rezone the subject property at any time.
SECTION 8. That upon written request of the Mayor or five Council members,
copy attached, to find and declare an emergency due to the need for the efficient and effective
administration of City affairs, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances at three regular
meetings so that this ordinance is passed an shall take effect upon first reading as an

Fieldnotes for proposed 6-1 zoning of a 37.37 acre tract of land out of
Lots 3, 4 and 5, Section 11, Flour Bluff and Encinal Farm and Garden Tracts, a
map of which is recorded in Volume A, Pages 41 thru 43, Map Records of Nueces
County, Texas:
BEGINNING at a 5/8 inch iron rad set on the southwest boundary line of
120.00 foot nide Saratoga Boulevard (State Highway 357) for the north corner
of the R.E. Thurman 14.00 acre tract which is recorded in Volume 245, Page
222, Deed Records of Nueces County, Texas and for the east corner of this
tract, from which corner a found 5/8 inch iron rod bears South 57'08'03" East
0.60 feet;
THENCE South 28'55'15" West, with the northuest boundary line of said
14.00 acre tract, sane being the common boundary line of Lots 5 and 6, said
Section 11, at 435.72 feat pass a 5/8 inch iron rod found for the west
corner of said 14.00 acre tract, from which point another 5/8 inch rod bears
North 61'04'45" West 2.80 feet and continuing South 28'55'15" West, with the
common boundary line of said Lots 5 and 6, said Section 11, in all a total
distance of 1025.72 feet for the south corner of this tract;
THENCE North 61'03'30" West, with the southwest boundary Tine of this
tract, 1586.38 feet for the west corner of this tract;
THENCE North 28'59'00" East, with the northwest boundary line of this
tract, 1027.45 feet to the southwest boundary line of Saratoga Boulevard for
the north corner of this tract;
THENCE South 61'01'00" East, with the southwest boundary line of Saratoga
Boulevard, parallel with its centerline and 60.00 feet distant therefrom,
measured at right angles thereto, 1585.26 feet to the POINT OF BEGINNING.

exists requiring suspension of the Charter rule as to consideration and voting upon ordinances at
