AMENDING THE ZONING ORDINANCE UPON
APPLICATION OF SHELL DEVELOPMENT COMPANY BY
CHANGING THE ZONING MAP IN REFERENCE TO 33.3
ACRES OUT OF LOTS 17, 18, AND 31, SECTION 6, FLOUR
BLUFF AND ENCINAL FARM AND GARDEN TRACTS,
FROM "B-4" GENERAL BUSINESS DISTRICT AND "A-2"
APARTMENT HOUSE DISTRICT TO "R -1B ONE -FAMILY
DWELLING DISTRICT; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of Shell Development Company for
amendment to the zoning map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was
held on Tuesday, March 10, 1992, during a meeting of the City Council in the Council
Chambers at City Hall in the City of Corpus Christi allowing all interested persons to appear
and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth
amendment would best serve public health, necessity, and convenience and the general welfare
of the City of Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is
amended by making the change hereinafter set out.
SECTION 2. That the zoning on 33.3 acres out of Lots 17, 18, and 31, Section 6,
Flour Bluff and Encinal Farm and Garden Tracts, located between Yorktown Boulevard and
Oso Parkway and between Everhart Road and Club Estates Drainage Outfall, as more
specifically described by metes and bounds attached hereto as Exhibit "A," in the City of Corpus
Christi, Nueces County, Texas, be changed from "B-4" General Business District and "A-2"
Apartment House District to "R -IB" One -family Dwelling District.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas,
be and the same is hereby amended as herein ordained.

SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi,
Texas, approved on the 27th day of August, 1973, as amended from time to time, except as
herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict herewith are
hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council members,
copy attached, to find and declare an emergency due to the need for immediate action
necessary for the efficient and effective administration of City affairs, such finding of an
emergency is made and declared requiring suspension of the Charter rule as to consideration
and voting upon ordinances at three regular meetings so that this ordinance is passed and shall
tae eff?ct upon first reading as an emergency measure this the /6 day of

of Nueces County, Texas:
Beginning at a point on the southwest boundary line of Yorktown Boulevard (120.00 feet wide) for the
east corner of this tract, from which corner the east corner of said Lot 18 bears South 60°55'15" East
65.00 feet, thence North 28°56'50" East 60.00 feet;
Thence South 28°56'50" West, with the northwest boundary line of a 130.00 foot wide drainage right-
of-way, 1245.11 feet for a corner of this tract;
Thence, with the northwest boundary line of said drainage right-of-way, as follows:
South 54°30'50" West 90.10 feet;
South 80°45'50" West 80.03 feet;
North 82°04'10" West 197.06 feet;
South 85°51'50" West 96.08 feet to the centerline of Oso Parkway for the south corner of this
tract;
Thence North 04°08'10" West, with said centerline of Oso Parkway, 378.46 feet for the point of
curvature of a circular curve to the left which has a central angle of
49° 02'13", a radius of 342.18 feet, a tangent distance of 156.07 feet and an arc length of 292.86 feet;
Thence, with said circular curve to the left, an arc length of 292.86 for the west corner of this tract;
Thence North 36°49'38" East,with the centerline of Dallas Street, 278.75 feet for the point of
curvature of a circular curve to the right which has a central angle of 82°15'07", a radius of 329.85 feet, a
tangent distance of 288.01 feet and an arc length of 473.52 feet;
Thence, with said circular curve to the right, an arc length of 473.52 for the point of tangency;
Thence South 60°55'15" East 115.69 feet for the point of curvature of a circular curve to the left
which has a central angle of 90°00'00", a radius of 300.00 feet, a tangent distance of 300.00 feet and an
arc length of 471.24 feet;
Thence, with said circular curve to the left, an arc length of 471.24 feet for the point of tangency;

exists requiring suspension of the Charter rule as to consideration and voting upon ordinances at

ordinance finally on the date it is introduced, or at the present meeting of the City Council.
