AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
THE CITY OF CORPUS CHRISTI BY GRANTING A CHANGE OF
ZONING FROM "R -1B" ONE -FAMILY DWELLING DISTRICT AND "I-3"
HEAVY INDUSTRIAL DISTRICT TO "I-2" LIGHT INDUSTRIAL
DISTRICT ON ALL OF LOT 14 AND THE NORTHEAST PORTION OF
LOTS 8 AND 13, W. O. WOMACK FARM LOTS; LOTS 1 THROUGH 5
AND 7 THROUGH 10, BLOCK 1, COLONIA HIDALGO ADDITION;
AND LOTS 4,6,7, NORTH PORTION OF LOT 5 AND SOUTH PORTION
OF LOT 2, BALDWIN-MOORE FARM LOTS; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its
reports and recommendations concerning the application of the City of Corpus Christi
for amendment to the zoning map of the City of Corpus Christi.
WHEREAS, public hearing was held at which hearing all persons wishing
to appear and be heard were heard to consider the same before the City Council of the
City of Corpus Christi, in accordance with proper notice to the public, said public
hearing having been held on Tuesday, August 18, 1992 during a meeting of the City
Council in the Council Chambers at City Hall in the City of Corpus Christi; and
WHEREAS, by motion duly made, seconded and carried, it was decided by
the City Council that to approve the hereinafter set forth amendment would best serve
public health, necessity and convenience and the general welfare of the City of Corpus
Christi and its citizens:
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi,
Texas, is amended by making the change hereinafter set out.
SECTION 2. That the zoning on Lot 14 and the northeast portion of Lots
8 and 13, W.O. Womack Farm Lots; Lots 1 through 5 and 7 through 10, Block 1,
Colonia Hidalgo Addition; and Lots 4,6,7, north portion of Lot 5 and south portion of
Lot 2, Baldwin -Moore Farm Lots, located between West Point Road, South Padre Island
Drive, Hendricks Street, Bush Avenue and Holly Road Extension, in the City of Corpus
Christi, Nueces County, Texas, be changed from "R -1B" One -family Dwelling District and
"I-3" Heavy Industrial District to "I-2" Light Industrial District according to the metes and
bounds description attached hereto and made a part hereof, marked as Exhibit A.

SECTION 3. That the official zoning map of the City of Corpus Christi,
Texas, be and the same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and map of the City of Corpus
Christi, Texas, approved on the 27th day of August, 1973, as amended from time to time,
except as herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict
herewith are hereby expressly repealed.
SECTION 6. To the extent that the amendment to the Zoning Ordinance
set forth hereinabove represents a deviation from the Comprehensive Plan, the
Comprehensive Plan is hereby amended to conform to the Zoning Ordinance as
amended herein.
SECTION 7. That upon written request of the Mayor or five Council
members, copy attached, to find and declare an emergency due to the need for
immediate action necessary for the efficient and effective administration of City affairs,
such finding of an emergency is made and declared requiring suspension of the Charter
rule as to consideration and voting upon ordinances at three regular meetings so that this
ordinance is passedn�d� shall take effect upon first reading as an emergency measure this

A 246 acre tract, more or less, out of Colonia Hidalgo Addition as
shown on Plat of Record in Volume V, Page 338, out of Lots 2, 4, 5,
6, and 7, Baldwin -Moore Farm Lots as shown on Plat or Record in
Book A, Page 50, out of Lots 8, 9, 10, 12, 13, and 14, W. O. Womack
Farm Lots as shown on Plat of Record in Book A, Page 50, and out of
Lot 4, Block 8, Dawson Addition as shown on Plat of Record in
Volume 45, Page 16, Nueces County Plat Records, Nueces County,
Texas and more particularly described by metes and bounds as
follows;
BEGINNING at a point, the intersection of the south R.O.W. line of
existing 60 foot wide West Point Road and the southwest R.O.W. line
of existing 300 foot wide South Padre Island Drive, for the upper
northeast corner of this tract;
THENCE southeast along said southwest R.O.W. line of existing 300
foot wide South Padre Island Drive, to its intersection with the
centerline of former 50 foot wide Molina Drive, a street closed by
Ordinance No. 15667, dated 7/3/80, for the lower northeast corner
of this tract;
THENCE south with the center line of said former 50 foot wide
Molina Drive, to its intersection with the north R.O.W. line of
existing 50 foot wide Hendricks Street for a corner of this tract;
THENCE east with the north R.O.W. line of said existing 50 foot
wide Hendricks Street, to its intersection with west R.O.W. line of
existing 45 foot wide Bush Avenue for an inside corner of this
tract;
THENCE south with said west R.O.W. line of existing Bush Avenue, to
its intersection with the south boundary line of Lot 7, Baldwin -
Moore Farm Lots for the southeast corner of this tract;
THENCE west with the south line common to Lots 5, 6, and 7,
Baldwin -Moore Farm Lots, to a point, the southwest corner of said
Lot 6, also being the southeast corner of Lot 5 for a corner of
this tract;
THENCE north with a line common to said Lots 5 and 6, Baldwin -Farm
Lots, to its intersection with the easterly extension of the south

THENCE west with said existing zoning boundary line, past existing
40 foot wide N.A.S. Railroad, to a point west of and 40 foot
therefrom, measured at 90° thereto the west R.O.W. line of said
existing N.A.S. Railroad, for the southwest corner of this tract;
THENCE in a northwesterly direction, with a line 40 feet from and
parallel to the west R.O.W. line of existing N.A.S. Railroad to a
point, its intersection with the south boundary line of Lot 4,
Dawson Addition for a point, the beginning of a circular corner to
the right whose radius is 600 feet and whose central angle is 14°
18' 58", and a point on the west boundary line of this tract;
THENCE in a northwesterly direction, with said circular curve to
the right, an arc length of 128.97 feet, more or less, to its point
of tangency for a point on the west boundary line of this tract;
THENCE continuing in a northwesterly direction with a bearing of
approximately 32° 53' 17", at approximately 106 feet, pass the west
R.O.W. line of existing N.A.S. Railroad, a distance in all of
approximately 341 feet, to a point on the east R.O.W. line of said
existing N.A.S. Railroad, for a point on the west line of this
tract;
THENCE continuing in a northwesterly direction, with the east
R.O.W. line of existing N.A.S. Railroad, to its intersection with

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency
exists requiring suspension of the Charter rule as to consideration and voting upon
ordinances at three regular meetings; I/we, therefore, request that you suspend said Charter
rule and pass this ordinance finally on the date it is introduced, or at the present meeting
of the City Council.
