AN ORDINANCE
AMENDING THE ZONING ORDINANCE UPON APPLICATION OF
THE CITY OF CORPUS CHRISTI BY GRANTING A CHANGE OF
ZONING FROM I-2 LIGHT INDUSTRIAL DISTRICT TO B-4 GENERAL
BUSINESS DISTRICT AND A SPECIAL PERMIT FOR THREE YEARS
FOR WHOLESALE HOUSE IN EXCESS OF 6000 SQUARE FEET AND
WAREHOUSES ON 25 ACRES OUT OF LOT 8, SECTION 7,
BOHEMIAN COLONY LANDS; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports
and recommendations concerning the application of the City of Corpus Christi for
amendment to the zoning map of the City of Corpus Christi;
WHEREAS, In accordance with proper notice to the public, a public hearing ws held
on Tuesday, October 20, 1992, during a meeting of the City Council in the Council
Chambers at City Hall in the City of Corpus Christi allowing all interested persons to
appear and be heard; and;
WHEREAS, the City Council has determined that the hereinafter set forth
amendment would best serve public health, necessity and convenience and the general
welfare of the City of Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is
amended by making the change hereinafter set out.
SECTION 2. That the zoning on 25 acres out of Lot 8, Section 7, Bohemian Colony
Lands, located along the southwest side of N.A.S. Railroad approximately 1350 feet east of
Greenwood Boulevard, metes and bounds description is attached hereto as "Exhibit A" be
changed from I-2 Light Industrial District to B-4 General Business District and that a
Special Permit for three years be granted on same in accordance with the following use:
1. Use: The only use authorized by this Special Permit other than the basis B-
B -4 General Business District is for wholesale house in excess of 6000
square feet and warehouses.
In the event the Board of Adjustment grants any special exception or variance to the
Zoning Ordinance, applicable to the Special Permit herein granted, other than the one
specified in this Special Permit, said Special Permit shall be void and of no force and effect
whatsoever.

SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be
and the same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi,
Texa, approved on the 27th day of August, 1973, as amended from time to time, except as
herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict herewith are
hereby expressly repealed.
SECTION 6. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary
for the efficient and effective administration of City affairs, such finding of an emergency
is made and declared requiring suspension of the Charter rule as to consideration and voting
upon ordinances at three regular meetings so that this ordinance is passed and shall take
effect upon first reading as an emergency measure this the day of

METES AND BOUNDS

A 25.30 acre tract of land, more or less, out of Lot 8, Section 7, Bohemian Colony Lands as shown
on Plat of Record in Volume A, Page 48, Nueces County Plat Records, Nueces County, Texas, and
more particularly described by metes and bounds as follows;
BEGINNING at a point on the southwest R.O.W. line of existing 40' wide N.A.S. Railroad, the
northeast corner of La Joya Estates Unit 3, as shown on Plat of Record in Volume 49, Pages 42 and
43, for the northwest corner of the tract herein described;
THENCE South 61° 30' 00" East with said southwest R.O.W. line of N.A.S. Railroad, a distance of
1,185 feet, more or less, to a point, its intersection with the centerline of existing 25 foot wide Martin
Street in Cabaniss Acres Addition, as shown on Plat of Record in Volume V, Page 258, Nueces
County Plat Records, Nueces County, Texas, for the northeast corner of this tract;
THENCE South 29° 00' 40" West with said centerline of existing 25 foot wide Martin Street, a distance
of 910 feet, more or less, to its intersection with the existing zoning boundary line between an area
zoned "I-2" and an area zoned "A-1", for the southeast corner of this tract;
THENCE North 61° 30' 00" West with said existing zoning line, a distance of 1,202 feet, more or less,
to a point on the east boundary line of aforementioned La Joya Estates Unit 3, for the southwest
corner of this tract;
THENCE North 29° 00' 00" West with said east boundary line of La Joya Estates Unit 3, a distance
of 721 feet, more or less, to a point for corner;
THENCE South 61° 30' 00" East continuing with said east boundary line of La Joya Estates Unit 3,
a distance of 27.10 feet, more or less, for an inside corner of this tract;
THENCE North 28° 30' 00" East continuing with said east boundary line of La Joya Estates Unit 3,
a distance of 180 feet, more or less, for the POINT OF BEGINNING.

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency
exists requiring suspension of the Charter rule as to consideration and voting upon
ordinances at three regular meetings; I/we, therefore, request that you suspend said Charter
rule and pass this ordinance finally on the date it is introduced, or at the present meeting
of the City Council.
