AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
CAMERON CUSTOM HOMES, INC., BY CHANGING THE ZONING MAP
IN REFERENCE TO PORTIONS OF LOTS 26 AND 27, SECTION 6, AND
PORTIONS OF LOTS 2 AND 3, SECTION 7, FLOUR BLUFF AND
ENCINAL FARM AND GARDEN TRACTS, FROM "A-2" APARTMENT
HOUSE DISTRICT TO "R -1B" ONE -FAMILY DWELLING DISTRICT; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports
and recommendations concerning the application by Cameron Custom Homes, Inc., for
amendment to the zoning map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held
on Wednesday, May 5, 1993, during a meeting of the Planning Commission and on Tuesday,
June 8, 1993, during a meeting of the City Council, in the Council Chambers at City Hall
in the City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth
amendment would best serve public health, necessity and convenience and the general
welfare of the City of Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is
amended by making the change hereinafter set out.
SECTION 2. That the zoning of portions of Lots 26 and 27, Section 6, and portions
of Lots 2 and 3, Section 7, Fl aur Bluff and Encinal Farm and Garden Tracks, fronting along
the south side of Chicago Drive and along the north side of Oso Parkway, approximately 770
feet west of South Staples Street, be changed from "A-2" Apartment House District to
"R -1B" One -Family Dwelling District, metes and bounds attached hereto as "Exhibit A."
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be
and the same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi,
Texas, approved on the 27th day of August, 1973, as amended from time to time, except as
herein changed, shall remain in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in conflict herewith are
hereby expressly repealed.

SECTION 6. That, to the extent that the amendment to the Zoning Ordinance set
forth hereinabove represents a deviation from the Comprehensive Plan, the Comprehensive
Plan is hereby amended to conform to the Zoning Ordinance as amended herein.
SECTION 7. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary
for the efficient and effective administration of City affairs, such finding of an emergency
is made and declared requiring suspension of the Charter rule as to consideration and voting
upon ordinances at two regular meetings so that this ordinance is passed ,and shall take
effect upon first reading as an emergency measure this the $ day of jj; , e

A, Pages 41 thru 43, Map Records of Nueces County, Texas:
BEGINNING at a point on the northeast boundary line of Oso Parkway (60.00 foot wide
street dedication recorded in Volume 2053, Paages 982 thru 992, Deed Records of Nueces County,
Texas) for the south corner of this survey and for the beginning of a circular curve to the right
whose radius point bears North 34°24'03" East 3232.90 feet and which has a central angle of
05°01'57", a radius of 3232.90 feet, a tangent distance of 142.07 feet and an arc length of
283.95 feet, from which corner a 5/8 inch iron rod found for the east corner of Lot 1, Block 1,
King's Crossing West Unit 1, a map of which is recorded in Volume 52, Pages 115 and 116, Map
Records of Nueces County, Texas bears North 28°56'00" East 8.04 feet;
THENCE, with said circular curve to the right, along said northeast boundary line of Oso
Parkway, an arc length of 283.95 feet for the point of tangency and the point of curvature of
another circular curve to the right which has a central angle of 43°15'00", a radius of 321.15 feet,
a tangent distance of 127.31 feet and an arc length of 242.42 feet, from which point a 5/8 inch
iron rod set bears North 39°26'00" East 8.00 feet;
THENCE, with saki circular curve to the right, along said northeast boundary line of Oso
Parkway, an arc length of 242.42 feet for the point of tangency, from which point a 5/8 inch iron
rod set bears North 82°41'00" East 8.00 feet;
THENCE North 07°19'00" West, along said northeast boundary line of Oso Parkway,
160.00 feet for the point of curvature of a circular curve to the left which has a central angle of
10°02'14", a radius of 533.30 feet, a tangent distance of 46.83 feet and an arc length of 93.42
feet from which point a 5/8 inch iron rod set bears North 39°26'00" East 8.00 feet;
THENCE, with said circular curve, along said northeast boundary line of Oso Parkway, an
arc length of 93.42 feet for the west corner of this survey;
