AUTHORIZING THE CONVEYANCE OF LOTS 44 AND 45,
BLOCK 1003, FITCHUE PLACE ADDITION, LOCATED AT
1626 SOUTH BROWNLEE, JOINTLY OWNED BY THE CITY
OF CORPUS CHRISTI AND NUECES COUNTY ON A
70%/30% INTEREST, RESPECTIVELY, TO THE NUECES
COUNTY MENTAL HEALTH AND MENTAL RETARDATION
COMMUNITY CENTER FOR THEIR USE AS AN MHMR
FACILITY SUBJECT TO ITS CONTINUED USE AS AN
MHMR FACILITY.
NOW THEREFORE, be it ordained by the City Council of the City of Corpus
Christi, Texas:
SECTION 1. That the City Manager, or his designee, is hereby authorized to
execute a Special Warranty Deed to the Nueces County Mental Health and Mental
Retardation Community Center, conveying the City's 70% interest in Lots 44 and 45, Block
1003, Fitchue Place Addition, subject to MHMR continuing to use the facility to provide
MHMR services, as set forth in the Special Warranty Deed, a substantial copy of which is
attached hereto and made a part hereof, marked Exhibit "A".

KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES []
That the City of Corpus Christi, a municipal corporation with 70
percent ownership interest and the COUNTY OF NUECES with 30 percent
ownership interest, hereinafter called GRANTORS, for and in consideration
of the sum of Ten Dollars and no cents ($10.00) to the Grantors in hand
paid, the receipt of which is hereby acknowledged, and the delivery of
services to the citizens of Corpus Christi and Nueces County for 40 months
by the NUECES COUNTY MENTAL HEALTH AND MENTAL RETARDATION COMMUNITY
CENTER, 1630 S. BROWNLEE, CORPUS CHRISTI, TEXAS 78404, for which no lien
is retained, either express or implied, have this day granted and
conveyed, and by these presents do grant, and convey unto the said NUECES
COUNTY MENTAL HEALTH AND MENTAL RETARDATION COMMUNITY CENTER all that
certain tract or parcel of land lying and being situated in the County of
Nueces, State of Texas, more particularly described as follows to -wit:
Lots 44 and 45, Block 1003, Fitchue Place Addition,
being a Subdivision of Bay Terrace No. 2 in the City
of Corpus Christi, Nueces County, Texas as shown by
map or plat thereof recorded in Volume 2, Page 14 of
the Map Records, Nueces County, Texas. (Premises)
TO HAVE AND TO HOLD the Premises together with all and singular the
rights and appurtenances thereto in anywise belonging to the said NUECES
COUNTY MENTAL HEALTH AND MENTAL RETARDATION COMMUNITY CENTER, its
successors and assigns, forever, and Grantors do hereby bind themselves,
"special warranty Deed"

their successors and assigns, to warrant and forever defend all and
singular the Premises against every person whomsoever lawfully claiming
or to claim the same or any part thereof, by, through, or under Grantors,
but not otherwise.
It is agreed that the Premises shall be used for CASE
MANAGEMENT SERVICES for mentally retarded persons
for a period of 40 months in order to work off the
fair market value of the Premises, otherwise the
Premises reverts back to Grantors with the CITY OF
CORPUS CHRISTI having 70% ownership interest and the
COUNTY OF NUECES having 30% ownership interest.
IN WITNESS WHEREOF, this instrument is executed on this the
