AMENDING THE ZONING ORDINANCE UPON APPLICATION BY THE
CITY OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO A 13.46 ACRE TRACT OF LAND PLATTED AS WOOD
RIVER UNIT 10, OUT OF A 205.80 ACRE TRACT IN THE MARIANO
LOPEZ DE HERRERA GRANT TO ""R -1B" ONE -FAMILY DWELLING
DISTRICT; PROVIDING FOR PUBLICATION; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City
Council its reports and recommendations concerning the application
by the City of Corpus Christi for amendment to the zoning map of
the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a
public hearing was held on Wednesday, March 9, 1994, during a
meeting of the Planning Commission and on Tuesday, April 19, 1994,
during a meeting of the City Council, in the Council Chambers at
City Hall in the City of Corpus Christi allowing all interested
persons to appear and be heard; and
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus
Christi, Texas, is amended by making the change hereinafter set
out.
SECTION 2 . That the zoning of a 13.46 acre tract of land, platted as
Wood River Unit 10, out of a 205.80 acre tract in the Mariano Lopez De
Herrera Grant, located southwest of Guadalupe River Drive and northwest
of Wood River Drive, be changed to a "R -1B" One -family Dwelling District,
metes and bounds attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus
Christi, Texas, be and the same is hereby amended as herein
ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of
Corpus Christi, Texas, approved on the 27th day of August, 1973, as
amended from time to time, except as herein changed, shall remain
in full force and effect.
SECTION 5. That all ordinances or parts of ordinances in
conflict herewith are hereby expressly repealed.

SECTION 6. Publication shall be made in the official
publication of the City of Corpus Christi as required by the City
Charter of the City of Corpus Christ.
SECTION 7. That upon written request of the Mayor or five
Council members, copy attached, to find and declare an emergency
due to the need for immediate action necessary for the efficient
and effective administration of City affairs, such finding of an
emergency is made and declared requiring suspension of the Charter
rule as to consideration and voting upon ordinances at two regular
meetings so that this ordinance is passed and shall take effect
upon first reading as an emergency measure this the / G/ day of

BEGINNING at a 5/8 inch iron rod found on the South boundary line of Wood River Unit
9, a map of which is recorded in Volume 51, Pages 168 and 169 Map Records of Nueces County,
Texas and being the Northeast comer of Wood River Unit 2, a map of which is recorded in Volume
45, Pages 190 thru 192 Map Records of Nueces County, Texas and being the Fact comer of this
survey;
THENCE South 46 06 45" West, with the Northwest boundary line of said Wood River Unit
2 a distance of 739.71 to a 5/8 inch iron rod found to the North boundary line of a 30 foot Exxon
Pipeline Easement as recorded in Volume 608, Page 86 and amended in Volume 1659, Page 751
Deed Records of Nueces County, Texas and being the most Southeast corner of this survey;
THENCE North 63 10' 20" West, with the North boundary line of said 30 foot Exxon
Pipeline Easement a distance of 489.21 feet to a point for the most Southwest corner of this survey;
THENCE North 32 32' 40" Fact, a distance of 151.72 feet to a point for corner;
THENCE North 16 30' 00" East, a distance of 398.44 feet to the point of curvature of a
tangent curve to the left;
THENCE in a Northerly direction along said curve to the left having a central angle of 21 24'
15", a radius of 161.81 feet, an arc length of 60.45 and a tangent length of 30.58 feet to the point of
reverse curvature for a curve to the right;
THENCE in a Northeasterly direction along said curve to the right having a central angle of
47 02' 27", a radius of 509.52 feet, an arc length of 418.32 feet, and a tangent length of 221.76 feet
to the point of tangency;
THENCE North 42 08' 12" East, a distance of 9.15 feet to a point for the most Northwest
corner of this survey;
THENCE South 47 51' 48" East , a distance of 210.00 feet to a point on the West right-of-
way line at Pecos River Drive based on a 50 foot width;
THENCE South 42 08' 12" West, with the westerly right-of-way line of said Pecos River
Drive a distance of 9.15 feet to a 5/8 inch iron rod found for the point of curvature of a tangent curve
to the left:
THENCE in a Southwesterly direction with the West right-of-way line of said Pecos River
Drive along said curve to the left having a central angle of 02 38' 10" a radius of 299.52 feet, an arc
length of 13.78 feet, and a tangent length of 6.89 to a 5/8 inch iron rod found for the Southwest
corner of said Wood River Unit 9;
THENCE South 43 53' 15" East with the South boundary line of said Wood River Unit 9 a
distance of 710.11 feet to the POINT OF BEGINNING.

recorded in Volume 45, Pages 190 thru 192 Map Records ofNueces County, Texas.

For the reasons set forth in the emergency clause of the foregoing
ordinance an emergency exists requiring suspension of the Charter
rule as to consideration and voting upon ordinances at two regular

or at the present meeting of the City Council.
