AMENDING THE ZONING ORDINANCE UPON APPLICATION BY PPI
MORGAN LTD., BY CHANGING THE ZONING MAP IN REFERENCE TO
ROPES AND CHAMBERLIN BAY TERRACE NO. 2, BLOCK 1600, LOTS
24 AND 41A AND PORTIONS OF LOTS 21 THROUGH 23 FROM "R-2"
MULTIPLE DWELLING AND "13-1" NEIGHBORHOOD BUSINESS
DISTRICTS TO "B-4" GENERAL BUSINESS DISTRICT; PROVIDING FOR
PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of PPI Morgan, Ltd., for amendment to the zoning map
of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, March 8, 1995, during a meeting of the Planning Commission and on Tuesday, March
14, 1995, during a meeting of the City Council, in the Council Chambers at City Hall in the City of
Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That Ropes and Chamberlin Bay Terrace No. 2, Block 1600, Lots 24 and 41A
and portions of Lots 21 through 23, located on the north corner of Crosstown Expressway and
Nineteenth Street, be changed from "R-2" Multiple Dwelling and "B-1" Neighborhood Business
Districts to "B-4" General Business District, metes and bounds attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.
SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby

expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinanceIis passed and shall take effect upon first reading as an

Fieldnotes for 0.177 acres of land being all of Lot 24 and a portion of Lots 21 through 23, Block
1600, Ropes and Chamberlain Bay Terrace No. 2, a map of which is recorded in Volume A, Page 26 of Map
Records of Nueces County, Texas , and being more particularly described as follows:
BEGINNING at a 5/8 inch iron rod found for a point in the Northwest right-of-way line of Crosstown
Expressway (State Highway No. 286), the most Easterly comer of Lot 41 A, Block 1600, Bay Terrace Unit
2, a map of which is recorded in Volume 54, Page 29, Map Records of Nueces County, Texas, a point on
the Southwest boundary line of said Lot 21, a comer of this tract and the PLACE OF BEGINNING;
THENCE North 31°29'27" West, with common line between Lots 21-25, Block 1600 and Lot 41A,
a distance of 96.85 feet to a 3/4 inch iron rod found for the common corner of Lots 24, 25, 40, and 41 A;
THENCE, with the common line of Lots 24 and 25, Block 1600, of said Ropes and Chamberlain
Bay Terrace Number 2, North 58°34'41" East, 125.34 feet to a point in the Southwest right-of-way line of
Eighteenth Street closed by City Ordinance No. 9455, File No. 804719, and recorded in Volume 1359,
Page 348 of the Deed Records of Nueces County, Texas, for the North comer of this tract same point
being the common North corner of said Lots 24 and 25, Block 1600, of said Ropes and Chamberlain Bay
Terrace Number 2;
THENCE, South 31°19'15" East, with the Northeast boundary line of said Lots 24 and 23 and the
said Southwest right-of-way line of Eighteenth Street closed by City Ordinance, 27.59 feet to a concrete
highway right-of-way monument with brass cap found for a point in the said Northwest right-of-way line of
the Crosstown Expressway and the East corner of this tract;
THENCE South 30°13'56" West, continuing with said Northwest right-of-way line of the
Crosstown Expressway, a distance of 104.92 feet to a 5/8 inch iron rod found for a comer of this tract;
THENCE South 27°56'49' West, continuing with said Northwest right-of-way line of the
Crosstown Expressway, a distance of 38.16 feet to the PLACE OF BEGINNING.
The bearings as indicated on the plat of said Lot 41A were used as the basis of bearings for the
metes and bounds of the above • :scribed tract.
