AMENDING THE ZONING ORDINANCE UPON APPLICATION BY CITY
OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO NUECES RIVER IRRIGATION PARK, NORTH HALF OF
BLOCKS 1 AND 2, AND MCINTYRE PARTITION, TRACT 4 BY ZONING
OF NEWLY ANNEXED AREA TO "F -R" FARM -RURAL DISTRICT ON
TRACT A6.1 AND "B-4" GENERAL BUSINESS DISTRICT ON TRACTS
A6.2, A6.3 AND A6.4; PROVIDING FOR PUBLICATION; AND DECLARING
AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations conceming the application of City of Corpus Christi, for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, November 15, 1995, during a meeting of the Planning Commission and on Tuesday,
December 19, 1995, during a meeting of the City Council, in the Council Chambers at City Hall in
the City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That Nueces River Irrigation Park, north half of Blocks 1 and 2, and McIntyre
Partition, Tract 4, bound by Farm to Market Road 624 on the north, U. S. Highway 77 on the east,
County Road 52 on the south and extension of W. Riverview Drive on the west, be zoned an "F -R"
Farm -Rural District on Tract A6.1 and "B-4" General Business District on Tracts A6.2, A6.3 and
A6.4, metes and bounds attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.

SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is passed and shall take effect upon first reading as an

TRACT A6.1
A tract containing 488 acres, more or less, bounded on the north by the present City limit
line, as it meanders along the south side of Farm to Market Road 624, bounded on the east by U.S.
Highway 77, bounded on the south by County Road 52, the north boundary of Valley View
Subdivision and the north boundary line of Rio Lado Acres Subdivision, and bounded on the west
by the northerly extension of the west line of Rio Lado Acres Subdivision the same line being
approximately 2,800 feet west of and parallel with Farm to Market Road 1889, and more particularly
described by metes and bounds as follows:
BEGINNING at a point on the present city limit line, the intersection of the west right-of-
way line of existing US Highway 77 and the south line of Nueces Towne West Subdivision, for the
northeast corner of this tract;
THENCE southerly along said west right-of-way line of existing US Highway 77, its curves
and its angles, to its intersection with the easterly extension of the south right-of-way line of existing
County Road 52, for the southeast corner of this tract;
THENCE westerly with said south right-of-way line of existing County Road 52, to its
intersection with the east line of Valley View Subdivision, Units 1 and 2 for an outside corner of this
tract;
THENCE northerly along said east line of Valley View Subdivision Units 1 and 2 to the
northwest corner of Unit 2, for an inside corner of this tract;
THENCE westerly along the north line of said Valley View Subdivision Unit 2, to its
intersection with the east right-of-way line of existing Farm to Market Road 1889, for an inside
corner of this tract;
THENCE southerly along said east right-of-way line of existing Farm to Market Road 1889,
to its intersection with the easterly extension of the north line of Rio Lado Acres Subdivision Units

intersection with the north right-of-way line of existing Farm to Market Road 624, for the northwest
corner of this tract;
THENCE easterly along said north right-of-way line of existing Farm to Market Road 624,

Riverview Drive, for an outside corner of this tract;
THENCE in a general easterly direction along the present city limit line as follows;
Southerly along the southerly extension of the east right-of-way line of East Riveryiew
Drive, to its intersection with a line 500 feet south of an parallel to the north right-of-way
line of 150 foot wide Farm to Market Road 624, for an inside corner of this tract;
Easterly along said line that is 500 feet south of and parallel to the north right-of-way line

city limit line, as established by Ordinance No. 18395, Dated 8/7/94, for an outside corner
of this tract;

Farm to Market Road 1889, for an inside corner of this tract;

right-of-way line of 150 foot wide Farm to Market Road 624, for an outside corner of this

Easterly along said line that is 500 feet south of and parallel to the north right-of-way line

prezoned "B-4" District, and A6.4 respectively described as follows;

dated December 14, 1983 and described as follows;

Herrera Grant, Abstract No. 606, as described in deed recorded in County Clerk's File No. 17762,
on November 20, 1924, in Deed Records, Nueces County, Texas, and being described as follows:
BEGINNING at the intersection of the centerline of Farm to Market Road 624 and the
westerly city limits line of the City of Corpus Christi, Texas;
THENCE S 0° 14' 59" W, along said city limits line, 355.07 feet to the southeast corner of
this tract;
THENCE N 84° 04' 34" W, 1,512.58 feet to the southwest corner of this tract;
THENCE N 9° 29' 49" E, 351.99 feet to the proposed centerline of said Farm to Market Road
624 and the northwest corner of this tract;
THENCE S 84° 04' 34" E, along the proposed centerline of Farm to Market Road 624,
1,302.43 feet to the beginning of a curve to the left;
THENCE in an easterly direction, continuing along said centerline and the arc of said curve
to the left, having a radius of 5,729.58 feet, a central angle of 1 ° 31' 52", a distance of 153.12 feet
to the POINT OF BEGINNING.
A portion of Tract A6.3, 3.4 acres, more or less, prezoned "B-4" District by Ordinance No.
17077 dated June 9, 1982 and described as follows;
A tract of land situated in Nueces County, Texas south of Farm to Market Road 624,
containing 3.4 acres, more or less, out of the southerly portion of the east 1/2 of Lot 3, Block 2 of
Nueces River Irrigation Park, as shown on map of record in Volume A, Page 54 of the Map Records
of Nueces County, Texas and as described in deed of record in Volume 1586, Page 14 of the Deed
Records of Nueces County, Texas, and being more particularly described by metes and bounds as
follows, to -wit:
BEGINNING at a 5/8 inch iron rod set in the easterly boundary line of said Lot 3, whence
the northeast corner of said Lot 3 bears N 10° E, a distance of 350.92 feet and the present northerly
boundary line of the right-of-way of Farm to Market Road 624 bears N 10° E a distance of 501.31
feet, for the northeast corner of this tract and the point of beginning;
THENCE S 10° 00' W, along the common line between Lot 3 and Lot 2, Block 2 of said
Nueces River Irrigation Park, a distance of 284.86 feet to a point marked by a 5/8 inch iron rod for
the southeast corner of this tract;
THENCE N 80° 00' W, a distance of 561.97 feet to a point marked by a 5/8 inch iron rod for
the southwest corner of this tract;
THENCE N 10° 00' E, along the westerly boundary line of the easterly 1/2 of said Lot 3, a

Tract A6.4, 3.0 acres of land, more or less, being a portion of Lot 7, Section 1, of the Nueces
River Irrigation Park, as shown by the map thereof recorded in Volume A, Page 54, Map Records
of Nueces County, Texas; being more particularly described in Nueces County, Texas Deed Volume
2100, Page 888, by metes and bounds as follows;
From an old mesquite fence post, heretofore recognized as the accepted location of the
southwest corner of Lot 10, Section 1, Nueces River Irrigation Park;
THENCE along the accepted east line of said Lot 10, Section 1, (which is a prolongation of
the accepted east line of Lot 7, Section 1, Nueces River Irrigation Park) and whose bearing
approximates N 10° 0' 0" E a distance of 1,577.2 feet which distance falls within the existing road
adjacent to the line common to Lots 7 and 10, Section 1, Nueces River Irrigation Park for a place
of beginning as the southeast corner of this tract;
THENCE along said road approximately N 84° 9' 0" W a distance of 281.7 feet for the
southwest corner of this tract;
THENCE along a line parallel to the accepted east line of Lots 7 and 10, Section 1, Nueces
River Irrigation Park, approximately N 10° 0' 0" E a distance of 465 feet for the northwest corner
of this tract;
THENCE along a line parallel to the first call of this survey approximately S 84° 9' 0" E a
distance of 281.7 feet to its intersection with the accepted east line of Lots 7 and 10, Section 1,
Nueces River Irrigation Park;
THENCE with the accepted east line of Lots 7 and 10, Section 1, Nueces River Irrigation
