AMENDING THE ZONING ORDINANCE UPON APPLICATION BY CITY
OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO 715 ACRES OUT OF THE GREGORIO FARIAS GRANT,
ABSTRACT NO. 592 BY ZONING OF NEWLY ANNEXED AREA TO "F -R"
FARM -RURAL DISTRICT ON TRACT A7; PROVIDING FOR
PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of City of Corpus Christi, for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, November 15, 1995, during a meeting of the Planning Commission and on Tuesday,
December 19, 1995, during a meeting of the City Council, in the Council Chambers at City Hall in
the City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That 715 acres out of Gregorio Farias Grant, Abstract No. 592, bound by the
Nueces River on the north and east, existing City limits on the south and Interstate Highway 37 on
the west, be zoned an "F -R" Farm -Rural District on Tract A7, metes and bounds attached as Exhibit
A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.
SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.

SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is pa sed and sh 1 take effect upon first reading as an

A tract containing 715 acres, more or less, bounded on the north by the present city limit line,
the southerly low water line of the Nueces River, bounded on the east by the present city limit line,
the southwesterly low water line of the Nueces River and by a segment of existing River Lane and
by existing Lindgreen River Road, bounded on the south by the present city limit line as it meanders
westerly through the San Carlos Addition Area and bounded on the west by the present city limit line
as it meanders northerly on the west side of Interstate Highway 37 and more particularly described
by general metes and bounds as follows;
BEGINNING at a point, the intersection of the southwesterly low water of the Nueces River
(the present city limit line) and the northwest line of Tract B, Spillway Tracts as shown in Volume
28, Page 63, Nueces County, Texas, Plat Records, and its northeasterly extension, for the southeast
corner of this tract;
THENCE southwesterly along said northwest line of Tract B, Spillway Tracts, to its west
corner thereof, a point on the northwest line of Tract A, Spillway Tracts, for an outside comer of this
tract;
THENCE southwesterly along said northwest line of Tract A, Spillway Tracts, to its
intersection with the common northeast line of a 2.0 acre tract now or formerly owned by Juan
Figueroa and a 2.0 acre tract, now or formerly owned by Antonio T. Salazar, for the southerly
southwest comer of this tract;
THENCE northwesterly along said common northeast line, to the northeast corner of said
2.0 acre tract, now or formerly owned by Antonio T. Salazar, for an inside corner of this tract;
THENCE southwesterly along the northwest line of said 2.0 acre tract, now or formerly
owned by Antonio T. Salazar, 382 feet, more or less, to a point on the east line of the unrecorded

Gardens, to its intersection with the west right-of-way line of the existing 100 -foot wide Union -
Pacific Railroad right-of-way, for an outside corner of this tract;
THENCE northerly along said west right-of-way line of the Union -Pacific Railroad, 490 feet,
more or less, to the point of curvature of a curve to the right, whose R = 5,779.58 feet and L =
713.45 feet;
THENCE N 10° 44' 00" E continuing along said west right-of-way line of the Union -Pacific
Railroad, 1751.05 feet, more or less, to the point of curvature of a curve to the left, whose R =
11,409.20 feet, and L = 1135.03 feet;
THENCE northerly along said curve to the left, an arc distance of 1135.03 feet, more or less,

THENCE southerly along said extension and west line of Lot 50, unrecorded Nueces River
Estates and its southerly extension, to its intersection with the southwesterly right-of-way line of
existing 60 -foot wide River Lane, for an inside corner of this tract;
THENCE southerly along said southwesterly right-of-way line of existing 60 -foot wide River
Lane, to its intersection with the westerly extension of the south line of Lot 1, unrecorded Nueces
River Estates, a lot presently under Tax Account No. 5869-0000-0010, now or formerly owned by
Juan Aleman, for an inside corner of this tract;
THENCE easterly along said extension and south line of Lot 1, unrecorded Nueces River
Estates and its easterly extension, to its intersection with the southwesterly low water line of the
Nueces River (the present city limit line), for an outside corner of this tract;
THENCE southerly along the meanders of said southwesterly low water line of the Nueces
River (the present city limit line), to its intersection with the easterly extension of the north line of
Lot 1, unrecorded Lindgreen River Lots Addition, said lot being parcel of land described in Volume
2145, Page 777, Nueces County, Texas, Deed Records, for an outside corner of this tract;
THENCE westerly along said extension and north line of Lot 1, unrecorded Lindgreen River
Lots Addition and its westerly extension, to its intersection with the west right-of-way line of
existing 60 -foot wide Lindgreen River Road, for an inside corner of this tract;
THENCE southerly along said west right-of-way line of existing 60 -foot wide Lindgreen
River Road, to its intersection with the westerly extension of the south line of Lot 24, unrecorded
