AMENDING THE ZONING ORDINANCE UPON APPLICATION BY CITY
OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO THE NORTHWEST 259 ACRES OUT OF THE
MCINTYRE PARTITION AND TO THE WEST 98 ACRES OUT OF
SECTION 4, WADE RIVERSIDE, BY ZONING OF NEWLY ANNEXED
AREA TO "F -R" FARM -RURAL DISTRICT ON TRACT A9.1, "I-2" LIGHT
INDUSTRIAL DISTRICT ON TRACT A9.2 AND "B-4" ON TRACT A9.3;
PROVIDING FOR PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations conceming the application of City of Corpus Christi, for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, November 15, 1995, during a meeting of the Planning Commission and on Tuesday,
December 19, 1995, during a meeting of the City Council, in the Council Chambers at City Hall in
the City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That the northwest 259 acres out of the McIntyre Partition and the west 98
acres out of Section 4, Wade Riverside, bound by Farm to Market Road 624 on the north, east line
being 1,260 feet west of East Riverview Drive, south line being 2,200 feet south of Farm to Market/
Road 624 and west line being 1,930 feet west of County Road 73, be zoned an "F -R" Farm -Rural
District on Tract A9.1, "I-2" Light Industrial District on Tract A9.2 and "B-4" General Business
District on Tract A9.3, metes and bounds attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.

SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is passed and shall take effect upon first reading as an
emergency measure this the 19 day of , 1995.

A tract consisting of 362 acres, more or less, bounded on the north by Farm to Market Road
624, bounded on the east by the east line of a 68.788 acre tract, now or formerly owned by Katherine
Lontos et al, bounded on the south by the south line of said 68.788 acre tract, by the south line of
a 120.16 acre tract now or formerly owned by Earl V. Wright, et al and by the south line of a 52.092
acre tract now or formerly owned by Glen Humphrey, Jr. and bounded on the west by the east line
of a 41.906 acre tract now or formerly owned by Robert Litchfield, and more particularly described
by general metes and bounds as follows;
BEGINNING at a point, the intersection of the northerly extension of the east line of a
68.788 acre tract, out of the McIntyre Partition, Tax Account No. 4963-0000-4200, now or formerly
owned by Katherine Lontos et al, and the north right-of-way line of existing Farm to Market Road
624, a point approximately 2,920 feet east of the east right-of-way line of existing County Road 73,
scaled along the north right-of-way line of Farm to Market Road 624 as shown on Tax Appraisal
District Map No. R-168, for the northeast comer of this tract;
THENCE southerly along said extension and east line of the aforementioned 68.788 acre
tract, (A line common to Rio Lado Acres Unit 2), to its southeast corner thereof, for the southeast
corner of this tract;
THENCE westerly along the south line of said 68.788 acre tract, 747.65 feet, more or less,
to its southwest corner thereof, for an outside corner of this tract;
THENCE northerly along the west line of said 68.788 acre tract, to a point, the southeast
corner of a 120.16 acre tract out of the McIntyre Partition, Tax Account No. 4963-000-7300, now
or formerly owned by Earl V. Wright et al, for an inside comer of this tract;
THENCE westerly along the south line of said 120.16 acre tract and its westerly extension,
to its intersection with the west right-of-way line of existing County Road 73, for an outside corner
of this tract;
THENCE northerly along said west right-of-way line of existing County Road 73, to a point,
the southeast corner of a 52.092 acre tract out of Wade Riverside, Section 4, Tax Account No. 9136-
0004-0502, now or formerly owned by Glen Humphrey, Jr., for an inside corner of this tract;
THENCE westerly along the south line of said 52.092 acre tract, to a point, the southeast
comer of a 41.906 acre tract, which is out of a 64.43 acre tract described in Document No. 932621,
Nueces County, Texas, Deed Records, for the southwest corner of this tract;

THENCE northerly along the east line of said 41.906 acre tract, out of Wade Riverside,
Section 4, Tax Account No. 9136-0004-0510, now or formerly owned by Robert Litchfield, 1469.31
feet, more or less, to a point, an inside corner of said 41.906 acre tract, for an outside corner of this
tract;
THENCE northeasterly continuing along the east line of said 41.906 acre tract and its
northeasterly extension, at 947.38 feet pass the south right-of-way line of existing Farm to Market
Road 624, a distance in all of approximately 1,097.38 feet to the intersection with the north right-of-
way line of said existing Farm to Market Road 624, for the northwest corner of this tract;
THENCE easterly along the north right-of-way line of existing Farm to Market Road 624,
to its intersection with the northerly extension of the east line of aforesaid 68.788 acre tract, for the
POINT OF BEGINNING.
SAVE AND EXCEPT Tract A9.2, recommended for "I-2" Light Industrial District, and
Tract A9.3, recommended for "B-4" General Business District, and described as follows;
Tract A9.2 - 6.428 acres, more or less, out of the east side of Wade Riverside Section 4, Tax
Account No. 9136-0004-0511, now or formerly owned by Glen Humphrey, Jr., and more particularly
described by general metes and bounds as follows;
COMMENCING at a point, the intersection of the westerly right-of-way line of existing
County Road 73 and the centerline of existing Farm to Market Road 624;
THENCE southwesterly with said westerly right-of-way line of existing County Road 73,
approximately 1,530 feet, to a point, for the northeast comer of said 6.428 acre tract and the POINT
OF BEGINNING;
THENCE N 76° 31' 00" W along the northerly line of said 6.428 acre tract, approximately
700 feet to its northwest corner thereof;
THENCE S 13° 29' 00' W, along the westerly line of said 6.428 acre tract, approximately 400
feet to its southwest corner thereof;
THENCE S 76° 31' 00" E, along the southerly line of said 6.428 acre tract, approximately
724.47 feet, to a point on said westerly right-of-way line of existing County Road 73, for the
southeast corner of this tract;
THENCE N 09° 59' 00" E, along said westerly right-of-way line of County Road 73,

The above location and description of said 6.428 acre tract is based on scaled measurements
from Aerial No. 374666, Nueces, 2-11-463, dated October 19, 1990, and found in the Map Room
of the office of the Nueces County, Texas, Tax Appraisal District.
Tract A9.3 - 0.39 acre, more or less, out of the Catherine Wade Tract in the McIntyre
Partition, Tax Account No. 4963-0000-4250, now or formerly owned by Covert Harris and more
particularly described in Deed Volume 2240, Page 762, Nueces County, Texas Deed Records, as
follows;
Being a tract of land situated in Nueces County, Texas, south of Farm to Market Road 624
(formerly a county road), containing 0.46 acre, more or less, out of the Catherine Wade Tract in the
McIntyre Partition, as described in Deed from Helen Blanche Bennett to William A. Gingrich, dated
March 19, 1921, and recorded in Volume 132, Page 490, Deed Records of Nueces County, Texas,
and being a portion of that tract of land described in Deed from Oliver Gingrich and wife, Esther
Gingrich, Mildred Gingrich Wynn, a feme sole, Helen Gingrich McQuary, a feme sole, and Marvel
Gingrich Zurcher and husband, E.H. Zurcher, to J. H. Page, dated July 17, 1959, and recorded in
Volume 860, Page 587, Deed Records of Nueces County, Texas, this 0.46 acre tract being out of the
portion of said described lands lying south of Farm to Market Road 624 (formerly county road), and
being more particularly described by metes and bounds as follows, to wit:
BEGINNING at a 7/8 -inch iron rod set at the intersection of the westerly boundary line of
said J.H. Page tract described in Deed recorded in Volume 860, Page 587, Deed Records, Nueces
County, Texas, with the southerly boundary line of the right-of-way of said Farm to Market Road
624, for the NW corner of this tract and the POINT OF BEGINNING;
THENCE S 84° 17' 10" E, along southerly boundary line of the right-of-way of said Farm
to Market Road 624, a distance of 100.0 feet to a point marked by a 5/8 -inch iron rod for the
northeast comer of this tract, also being a northwesterly corner of a 69.21 acre tract;
THENCE S 09° 53' 23" W, along the westerly boundary line of said 69.21 acre tract, a
distance of 200.0 feet to a point marked by a 5/8 -inch iron rod for the southeast corner of this tract,
also being an inside corner of said 69.21 acre tract;
THENCE N 84° 17' 10" W, along the boundary line of said 69.21 acre tract, a distance of
100.0 feet to a point marked by a 5/8 -inch iron rod set in the westerly boundary line of said J.H. Page
tract, for the southwest comer of this tract, also being a northwesterly comer of said 69.21 acre tract;
THENCE 09° 53' 23" E, along the westerly boundary line of said J.H. Page tract, a distance
of 200.0 feet to the POINT OF BEGINNING and containing 0.46 acre of land, more or less.

SAVE AND EXCEPT: Being 0.069 acre of land, more or less, required for additional right-
of-way on the south side of Farm to Market Road 624, out of the north part of that certain 0.46 acre
of land out of the Catherine Wade Tract in the McIntyre Partition in the Mariano Lopez de Herrera
original grant, Abstract No. 606 in Nueces County, Texas, which 0.46 acre of land was conveyed
by Martha Louise Rankin, Trustee to Mary Lou Gutierrez by Deed dated March 27, 1980, recorded
in Volume 1734, Page 394, Deed Records, Nueces County, Texas, which 0.069 acre of land, more
or less, being more particularly described by metes and bounds as follows:
BEGINNING at a 7/8 -inch iron rod in the south right-of-way line of Farm to Market Road
624, the northwest comer of said 0.46 acre of land, whence a 5/8 -inch iron rod, the southwest corner
of said 0.46 acre of land bears S 09° 13' 25" W, 200.0 feet and from said beginning point Engineer's
proposed centerline Station 142 + 35.82 bears N 09° 13' 25" E, 45.12 feet;
THENCE S 84° 56' 58" E, along the present south right-of-way line of Farm to Market Road
624, a distance of 100.0 feet to a point for the northeast corner in the northeast corner of said 0.46
acre of land;
THENCE S 09° 13' 25" W, along the east line of said 0.46 acre of land, a distance of 30.08
feet to a point for southeast corner;
THENCE N 84° 56' 58" W, along a line 30 feet south of an parallel to the present south right-
