AMENDING THE ZONING ORDINANCE UPON APPLICATION BY CITY
OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO PORTION OF SOUTHWESTERN TRACTS 2 AND 3 AND
UNION PACIFIC RAILROAD BY ZONING OF NEWLY ANNEXED AREA
TO "I-3" HEAVY INDUSTRIAL DISTRICT ON TRACT Al2; PROVIDING
FOR PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of City of Corpus Christi, for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, November 15, 1995, during a meeting of the Planning Commission and on Tuesday,
December 19, 1995, during a meeting of the City Council, in the Council Chambers at City Hall in
the City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That portion of Southwestern Tracts 2 and 3 and Union Pacific Railroad,
located west of and adjacent to the present City limit line, south of the Corpus Christi Ship Channel
and approximately 700 feet west of Nueces Bay Boulevard, be zoned an "I-3" Heavy Industrial
District on Tract Al2, metes and bounds attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.
SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.

SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is pa d and shay tak effect upon first reading as an

finally on the date it is introduced, or at the present meeting of the City Council.

A tract containing 13.602 acres, more or less, owned by the Koch Refinery Co., located west
of and adjacent to the present city limit line, south of the Corpus Christi Ship Channel and
approximately 700 feet west of Nueces Bay Boulevard, consisting of a 9.374 acre tract, more or less,
out of a 14.48 acre tract as recorded in Volume 232, Page 284, Nueces County, Texas Deed Records,
a 1.824 acre tract, more or less, out of Southwestern Tract 3 as recorded in Volume 28, Page 1,
Nueces County, Texas, Map Records, a 1.664 acre tract, more or less, out of a 3.28 acre tract as
recorded in Volume 1063, Page 551, Nueces County, Texas, Deed Records, and a 0.74 acre tract,
more or less, out of the Union Pacific Railroad right-of-way, located between said 1.824 acre tract
and said 1.664 acre tract, said 13.602 acre tract described by metes and bounds as follows;
BEGINNING at a point, the most westerly corner of the aforesaid 14.48 acre tract and a
corner of Pontiac Tract A as recorded in Volume 31, Page 94, for a point on the north right-of-way
line of the Union Pacific Railroad, for the westernmost outside corner of this tract;
THENCE leaving said north line of the Union Pacific Railroad and with the common line
of the aforesaid 14.48 acre tract and Pontiac Tract A, N 31° 41' 45" E, at 1,114.58 feet, more or less,
pass a set 5/8 -inch iron rod, a distance in all of 1,257.54 feet, more or less, to a point in the existing
city limit line, for the north corner of this tract;
THENCE leaving the common line of the aforesaid 14.48 acre tract and Pontiac Tract A and
with the said present city limit line, S 0° 51' 42" E, at 856.23 feet, more or less, pass the east line of
said 14.48 acre tract, and the west line of Southwestern Tract 3, at 1,441.9 feet, more or less, pass
the south line of said Southwestern Tract 3 and the north right-of-way line of the Union Pacific
Railroad, at 1,556.76 feet, more or less, pass the south right-of-way line of the Union Pacific
Railroad and the north line of aforesaid 3.28 acre tract, a distance in all of 1,800.59 feet, more or
less, to a point on the south line of the aforesaid 3.28 acre tract and a northerly line of Pontiac Tract
B as recorded in Volume 31, Page 94, Nueces County, Texas Map Records, for the southeast corner
of the aforesaid 1.664 acre tract and the southernmost corner of this tract;
THENCE leaving the present city limit line, with said common line between aforesaid 3.28
acre tract and Pontiac Tract B, N 58° 18' 15" W, 416.24 feet, more or less, to an "X" scribed in
concrete, for a westerly outside corner of aforesaid 1.664 acre tract, and an outside corner of this
tract;
THENCE continuing with said common line, N 31° 41' 45" E, 159.95 feet, more or less, to
a found 1 /2 -inch iron rod, for an inside corner of aforesaid 1.664 acre tract and an inside corner of
this tract;

THENCE continuing with said common line, N 61° 23' 30" W, 87.35 feet, more or less, to
a set 5/8 -inch iron rod, for an outside corner of aforesaid 1.664 acre tract, and an outside corner of
this tract;
THENCE continuing with said common line, N 31° 15' 00" E, at 30.06 feet more or less, pass
the south line of the Union Pacific Railroad, the north line of aforesaid 3.28 acre tract and the north
line of aforesaid 3.28 acre tract and the north line of aforesaid 1.664 acre tract, a distance in all of
130.06 feet, more or less, to a point on the north line of the Union Pacific Railroad, for a point on
the common line between the aforesaid 14.48 acre tract and Southwestern Tract 3, the west corner
of aforesaid 1.824 acre tract, and an inside corner of this tract;
THENCE N 61° 23' 34" W, with the line common to the aforesaid 14.48 acre tract and the
Union Pacific Railroad, 175.07 feet, more or less, to a found concrete monument, for a point;
THENCE continuing with said common line N 61° 27' 47" W, 290.36 feet, more or less, to
a found 5/8 -inch iron rod, for the most westerly comer of the aforesaid 14.48 acre tract and a corner
of Pontiac Tract A, for the POINT OF BEGINNING.
NOTE: Bearings are based on the found west line of southwestern Tract 2 as recorded in
Volume 28, Page 1 of the Map Records of Nueces County, Texas.
