Zoning Case #396-1; Valadez
City Staff hosted a meeting of 3 neighborhood representatives and the applicant to discuss areas
of concem regarding the subject zoning case, as requested by Council.
The following Special Permit was agreed to with one exception, regarding the allowable uses.
The applicant wishes to be allowed any Professional Office use as defined in the Zoning
Ordinance. One of the three neighborhood representatives agreed. Two of three neighborhood
representatives desire the uses to be limited to medical offices/clinics only.
Staff informed the group that limiting the areas to medical offices would generate more traffic
than would allowing other professional uses such as engineers; insurance or realtors' offices.
The most recent Special Permit wording and site plan increases the setbacks, sideyards,
landscaping and screening fence requirements compared to the site plan contained in your first
package. -.- (s.loa-veli
