AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
SONRISA PARTNERS, INC., BY GRANTING A SPECIAL COUNCIL
PERMIT FOR A MIXTURE OF USES SUBJECT TO FIVE (5) CONDITIONS
ON PADRE ISLAND #1, BLOCK 18, LOTS 1A THROUGH 8A AND LOTS
3B, 4B AND 5B; PROVIDING FOR PUBLICATION; AND DECLARING AN
EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Sonrisa Partners, Inc., for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, March 20, 1996, during a meeting of the Planning Commission and on Tuesday,
April 16, 1996, during a meeting of the City Council, in the Council Chambers at City Hall in the
City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That a Special Council Permit be granted for a mixture of uses on Padre Island
#1, Block 18, Lots lA through 8A and Lots 3B, 4B and 5B, located on the southwest corner of Padre
Island Drive (Park Road 22) and San Felipe Drive, subject to the following five (5) conditions:
1. USE: Other than the basic permitted `B -2A" Barrier Island Business District uses, the
following are authorized by this Special Permit:
a. Mini -storage facility limited to the temporary storage of goods for holding or
safekeeping in a depository, containing individual or separate bays not exceeding 360
square feet in area;
b. Boat barns limited to the temporary storage of boats and boat trailers;
c. Boat repair facility, provided all work is done in an enclosed building;

d. Outside storage of boats, trailers, recreational vehicles and other motorized
vehicles, provided that they are in an operable condition at all times and not used to
salvage parts;
e. General tool rental facility provided the materials are in an enclosed building;
£ Truck rental service, provided that the trucks are not located within any street
setback areas;
g. Enclosed storage of building materials limited to 6,000 square feet; and
h. Outside storage of loose building material such as dirt, gravel, asphalt and like
material, provided that the materials are placed in a bin with at least three sides to
protect from the wind and the outside storage does not exceed 6,000 square feet.
2. SCREENING: A masonry wall with a height of at least seven (7) feet shall be located
along the north property line of Lots 2A and 3B, along the south property line of Lots 5B and
8A, along the west property line of Lots 2A, 6A, 7A and 8A, parallel and set back twenty
(20) feet from the public right-of-way line of South Padre Island Drive and parallel and set
back ten (10) feet from the public right-of-way line of Palmira Avenue. The masonry wall
shall be completed within one (1) year of the date of this ordinance, must be maintained at
all times and may not encroach into any visibility triangle.
3. LANDSCAPING: Landscaping of the subject property must comply the regulations set
forth in Article 27B, Landscape Requirements, except that the frontage along Palmira
Avenue shall also be considered as a principle street. All landscaping material shall be
maintained in a healthy, growing condition at all times. All landscaping shall be installed
within one (1) year from the date of this ordinance.
4. ACCESS: Ingress and egress from Palmira Avenue is prohibited. Vehicular ingress and
egress from San Felipe Drive is allowed only if improved to City standards and accepted by
the City and shall be limited to one point.
5. TIME LIMIT Such Special Permit shall be deemed to have expired within one (1) year
of the date of this ordinance unless the property is being used as outlined in condition #1 and
in compliance with all other conditions.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.

SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.
SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is passed and shall take effect upon first reading as an
emergency measure this the `1.1 day of MC( , 1996.

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency exists
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings: I/we, therefore, request that you suspend said Charter rule and pass this ordinance
finally on the date it is introduced, or at the present meeting of the City Council.
