AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
DIVERSIFIED VENTURES, BY CHANGING THE ZONING MAP IN
REFERENCE TO OVERLAND MEADOWS UNIT 2, BLOCK 13, WEST 5.51
ACRES OUT OF LOT 35 FROM "A-1" APARTMENT HOUSE DISTRICT
TO "R -1B" ONE -FAMILY DWELLING DISTRICT; PROVIDING FOR
PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Diversified Ventures, for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, September 18, 1996, during a meeting of the Planning Commission and on Tuesday,
October 15, 1996, during a meeting of the City Council, in the Council Chambers at City Hall in the
City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That Overland Meadows Unit 2, Block 13, west 5.51 acres out of Lot 35,
located on the north side of Saddle Lane, approximately 200 feet west of McKinzie Road, be
changed from "A-1" Apartment House District to "R -1B" One -family Dwelling District, metes and
bounds attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.
SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.

SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is pas ed and shall take effect upon first reading as an

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency exists
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings: I/we, therefore, request that you suspend said Charter rule and pass this ordinance
finally on the date it is introduced, or at the present meeting of the City Council.

Said 5.598 acre tract is comprised ofa porion of the Beaty, Seale & Forwood
Survey, Abstract 571, is situated in the town of Annaville which is par of the City of
Corpus Christi, and is described by metes and bounds as follows:
Beginning ata point m the south line of Block 4 of the Borvonne Terrace
Subdivision es shown on map recorded in Volume 16, Page 6 of the Plat Records of
Nneces County, Texas, at the northwest corner of said Block 13 of the Overland
Meadows Subdivision Unit 2, for the northwest corner of this tract;
Thence S 80° 49' 30" E along the south line of said Block 4, the north line of said
Block 13, and the north line of this tract, a distance of 492.68 feet to a point at the
northwest corner of an 1.692 acre tract, fan the northeast caner of this tract;
Thence S 07° 10' 45" E across said Block 13, along the west line of said 1.692
acre tract and the east Zine of this tract, a distance of 405.86 feet to a point in the south
line of said Block 13 and the north line of Saddle Lane, fbr the southwest corner of acid

Thence N 89° 53' 32" W along the north line of said Saddle Lane, the south lino
