AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
JACKSON S. RYAN, JR., BY CHANGING THE ZONING MAP IN
REFERENCE TO BOHEMIAN COLONY LANDS, SECTION 11, 5.0 ACRES
OUT OF LOT 5 FROM "A-1" APARTMENT HOUSE DISTRICT TO "R -1C"
ONE -FAMILY DWELLING DISTRICT; PROVIDING FOR PUBLICATION;
AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Jackson S. Ryan, Jr., for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, in accordance with proper notice to the public, a public hearing was held on
Wednesday, November 13, 1996, during a meeting of the Planning Commission and on Tuesday,
December 17, 1996, during a meeting of the City Council, in the Council Chambers at City Hall in
the City of Corpus Christi allowing all interested persons to appear and be heard; and
WHEREAS, the City Council has determined that the hereinafter set forth amendment
would best serve public health, necessity and convenience and the general welfare of the City of
Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended
by making the change hereinafter set out.
SECTION 2. That Bohemian Colony Lands, Section 11, 5.0 acres out of Lot 5, located
along the north side of Aaron Drive, approximately 200 feet east of Weber Road, be changed from
"A-1" Apartment House District to "R -1C" One -family Dwelling District, metes and bounds
description attached as Exhibit A.
SECTION 3. That the official zoning map of the City of Corpus Christi, Texas, be and the
same is hereby amended as herein ordained.
SECTION 4. That the Zoning Ordinance and Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as herein changed,
shall remain in full force and effect.
SECTION 5. That, to the extent that the amendment to the Zoning Ordinance set forth
herein above represents a deviation from the Comprehensive Plan, the Comprehensive Plan is hereby
amended to conform to the Zoning Ordinance as amended herein.

SECTION 6. That all ordinances or parts of ordinances in conflict herewith are hereby
expressly repealed.
SECTION 7. Publication shall be made in the official publication of the City of Corpus
Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached, to find and declare an emergency due to the need for immediate action necessary for the
efficient and effective administration of City affairs, such finding of an emergency is made and
declared requiring suspension of the Charter rule as to consideration and voting upon ordinances at
two regular meetings so that this ordinance is ssed and shall take effect upon first reading as an

FOR ZONING CHANGE REQUEST
Fieldnotes for a 5.0 acre tract of land, more or less, out of Lot 5, Section 11, Bohemian Colony Lands, a
map of which is recorded in Volume A, Page 48, Map Records of Nueces County, Texas, being more
particularly described by metes and bounds as follows:
BEGINNING at a point on the northeast boundary line of Weber's Glen, a map of which is recorded in
Volume 48, Pages 165 & 166, Map Records of Nueces County, Texas for the south corner of the tract
herein described, said point also being on the northeast line of the 60 foot right-of-way of Aaron Drive and
from which point, bearing South 61°32'00" East, 1229.62 feet, the northeast line of Weber's Glen intersects
the northwest boundary line of a 180.00 foot wide City of Corpus Christi Drainage Right -Of -Way;
THENCE North 61°32'00" West with the northeast boundary line of said Weber's Glen, same being the
southwest boundary of said Lot 5, Section 11, Bohemian Colony Lands a distance of 876.09 feet to a point
for the west corner of this tract, same being the south corner of Lot 3, Section 13, Bohemian Colony Lands
and the west comer of said Lot 5, Section 11, Bohemian Colony Lands;
THENCE North 29°00'00" East with the common boundary line of said Lot 5, Section 11, and Lot 3,
Section 12, Bohemian Colony Lands a distance of 248.94 feet to a point and the north comer of the tract
herein described;
THENCE South 61°32'00" East a distance of 873.77 feet to a point and the east corner of the tract herein
described;
THENCE South 28°28'00" West a distance of 248.93 to the POINT OF BEGINNING and containing 5.0
acres of land, more or less.
