AMENDING THE ZONING ORDINANCE UPON APPLICATION BY THE
CITY OF CORPUS CHRISTI, BY CHANGING THE ZONING MAP IN
REFERENCE TO THE MARIANO L. DE HERRERA GRANT, BEING 7.997
ACRES OF THE NEWLY ANNEXED AREA, INCLUDING A 1.517 ACRE
TRACT, NOW OR FORMERLY OWNED BY ROSS LANGHAM, AND A 6.48
ACRE TRACT, NOW OR FORMERLY OWNED BY J. G. HALDEMAN,
INC., BY ZONING AS "R -1B" ONE -FAMILY DWELLING DISTRICT;
PROVIDING FOR PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of, for amendment to the zoning map of the City of
Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday, October 15,
1997, during a meeting of the Planning Commission, and on Tuesday, November 18, 1997, during
a meeting of the City Council, in the Council Chambers, at City Hall, in the City of Corpus Christi,
during which all interested persons were allowed to appear and be heard; and
WHEREAS, the City Council has determined that this amendment would best serve public health,
necessity, and convenience and the general welfare of the City of Corpus Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
zoning 7.997 acres out of the Mariano L. De Herrera Grant, being 7.997 acres of the newly annexed
area, including a 1.517 acre tract, now or formerly owned by Ross Langham, and a 6.48 acre tract,
now or formerly owned by J. G. Haldeman, Inc., located between East Riverview and Calaveras
Drives, north of Dry Creek Drive, as "R -1B" One -family Dwelling District. A metes and bounds
description of the each tract is attached as Exhibits A and B.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance made by Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by this
ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a deviation
from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the Zoning
Ordinance, as amended by this ordinance.
SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are hereby
expressly repealed.

SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi as
required by the City Charter of the City of Corpus Christi.
SECTION 7. That upon written request of the Mayor or five Council members, copy attached, to
find and declare an emergency due to the need for immediate action necessary for the efficient and
effective administration of City affairs, such finding of an emergency is made and declared requiring
suspension of the Charter rule as to consideration and voting upon ordinances at two regular
meetings so that t i ordinance is pa $ed and shall take effect upon first reading as an emergency

For the reasons set forth in the emergency clause of the foregoing ordinance an emergency exists
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings: 1/we, therefore, request that you suspend said Charter rule and pass this ordinance
finally on the date it is introduced, or at the present meeting of the City Council.

A 1.517 acre tract, more or Less, out of a 5.053 acre tract, now or formerly owned by Ross
Langham, described in Document No. 1996030544, Dated 8/7/96, filed for record in Nueces
County, Texas, Deed Records, said 1.517 acre tract more particularly described as follows;
BEGINNING at a point, the intersection of the east right-of-way line of 60 foot
wide East Riverview Drive and the north line Wood River Subdivision Unit 3, for
a corner in the present city limit line and the southwest corner of the tract herein
described;
THENCE N 00° 32' 40" E, along said east right-of-way line of East Riverview
Drive, 191.00', to a point, for the northwest corner of this tract;
THENCE S 89° 27' 20" E, leaving said east right-of-way line of East Riverview
Drive, 346.00', to a point, for the northeast corner of this tract;
THENCE S 00° 32' 40" W, 191.00 feet, more or less, to a point on the north line
of said Wood River Subdivision Unit 3, and on the centerline of an existing 100'
access and drainage easement, the same being Lot 1, Block 41, Wood River
Subdivision Unit 3, for the southeast corner of this tract;

Haldeman, Inc., a Texas corporation, described in Document No. 825692, filed for record in
Nueces County, Texas, Deed Records said 6.48 acre tract, more particularly described as follows;
BEGINNING at a point, the intersection of the westerly north line of Wood River
Subdivision Unit 3 and the centerline of a 100' access and drainage easement
otherwise known as Lot 1, Block 41, Wood River Subdivision Unit 3, for a point
on the present city limit line and a westerly outside corner of this tract;
THENCE N 00° 32' 40" W, 34.35' more or less, to the point of beginning of a
curve to the right whose central angle = 57° 00' 00", Radius = 163.50 feet and
LC = 162.66 feet;
THENCE northeasterly along said curve to the right, the southeast line of a 5.053
acre tract described in Document No. 1996030544, Dated 8-7-96, filed for record
in Nueces County, Texas, Deed Records, an arc distance of 162.66' more or less,
to its point of tangency;
THENCE N 57° 32' 40" E continuing with the southeast line of said 5.053 acre
tract, 230.36' more or less, to a point, the easternmost corner of said 5.053 acre
tract and an inside corner of this tract;
THENCE N 32° 32' 30" E, 35.26' more or less, to the point of intersection
between the centerline of a 100' drainage right-of-way and the northeast line of an
