AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
FILIPINO INTERNATIONAL BAPTIST CHURCH, BY CHANGING THE
ZONING MAP IN REFERENCE TO 1.57 ACRES OUT OF LOT 15,
SECTION 41, FLOUR BLUFF AND ENCINAL FARM AND GARDEN
TRACTS, FROM "F -R" FARM -RURAL DISTRICT TO "B-1"
NEIGHBORHOOD BUSINESS DISTRICT; PROVIDING FOR
PUBLICATION; AND DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Filipino International Baptist Church, for
amendment to the zoning map of the City of Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday,
December 10, 1997, during a meeting of the Planning Commission, and on Tuesday, January 27,
1998, during a meeting of the City Council, in the cafeteria at Foy H. Moody High School, in the
City of Corpus Christi, during which all interested persons were allowed to appear and be heard;
and
WHEREAS, the City Council has determined that this amendment would best serve public
health, necessity, and convenience and the general welfare of the City of Corpus Christi and its
citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
changing the zoning of 1.57 acres out of Lot 15, Section 41, Flour Bluff and Encinal Farm and
Garden Tracts, located on the west side of Flour Bluff Drive, approximately 220 feet south of
Graham Road, from "F -R" Farm -Rural District to "B-1" Neighborhood Business District. A
metes and bounds description of the property is attached as Exhibit A.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance in Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by
this ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a
deviation from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the
Zoning Ordinance, as amended by this ordinance.
SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are
hereby expressly repealed.

SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi
as required by the City Charter of the City of Corpus Christi.
SECTION 7. That upon written request of the Mayor or five Council members, copy attached,
to find and declare an emergency due to the need for immediate action necessary for the efficient
and effective administration of City affairs, such finding of an emergency is made and declared
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings so that this ordinance is passel . d shall take effect upon first reading as an

Field notes for a 1.57 acre tract of land, more or less, out of Lot 15, Section 41, Flour Bluff and
Encinal Farm and Garden Tracts, a map of which is recorded in Book A, Pages 41-43, Map
Records of Nueces County, Texas, being more particularly described by metes and bounds as
follows:
COMMENCING at the Northeast comer of Lot 15, Section 41, FB&EF> and the intersection
of the centerlines of Graham Road and Flour Bluff Drive;
THENCE South 29°00'00" West 220.00 feet to a point on the original centerline of Flour Bluff
Drive;
THENCE North 61°00'00" West perpendicular to the centerline of Flour Bluff Drive 50.00 feet
to a found 5/8" iron rod on the West side of a 20' railway right of way and the POINT OF
BEGINNING;
THENCE South 29°00'00" 166.39 feet West with the West line of the 20' railway right-of-way to
a set 5/8" iron rod;
THENCE leaving the railway right-of-way, North 61°00'00" West 385.71 feet to a set 5/8" iron
