AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
ROBERT HARMAN, BY CHANGING THE ZONING MAP IN REFERENCE
TO 82.97 ACRES OUT OF THE GREGORIO FARIAS GRANT, ABSTRACT
592 FROM "F -R" FARM -RURAL DISTRICT TO "T -1B" MANUFACTURED
HOME PARK DISTRICT ON TRACT 1 AND "B-4" GENERAL BUSINESS
DISTRICT ON TRACT 2; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Robert Harman, for amendment to the zoning
map of the City of Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday,
February 18, 1998, during a meeting of the Planning Commission, and on Tuesday, March 17,
1998, during a meeting of the City Council, in the Council Chambers, at City Hall, in the City of
Corpus Christi, during which all interested persons were allowed to appear and be heard; and
WHEREAS, the City Council has determined that this amendment would best serve public
health, necessity, and convenience and the general welfare of the City of Corpus Christi and its
citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
changing the zoning of 82.97 acres out of the Gregorio Farias Grant, Abstract 592, located on the
east side of U. S. Highway 77, south of County Road 52, from "F -R" Farm -Rural District to
"T -1B" Manufactured Home Park District on Tract 1 and "11-4" General Business District on
Tract 2. A metes and bounds description of the property is attached as Exhibit A.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance in Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by
this ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a
deviation from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the
Zoning Ordinance, as amended by this ordinance.
SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are
expressly repealed.

SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi
as required by the City Charter of the City of Corpus Christi.
SECTION 7. That upon written request of the Mayor or five Council members, copy attached,
to find and declare an emergency due to the need for immediate action necessary for the efficient
and effective administration of City affairs, such finding of an emergency is made and declared
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings so that this ordinance is passednd shall take effect upon first reading as an

DESCRIPTION OF TRACT NO 1
(Based in part on a field note description)
Tract 1 is situated in Nueces County, Texas, it is a portion of a 259.98 acre tract out of the
Gregorio Farias Grant, Abstract 592, conveyed to Deluxe Properties by deed recorded under
Clerk's Document No. 905827 in the Official Public Records of Nueces County, Texas
BEGINNING at a point on the east right-of-way line of U.S. Highway 77 and the west line of the
259.98 acre tract, whence the northwest corner of the 259.98 acre tract bears N 09° 16' 18" E a
distance of 1529.90 feet;
THENCE S 80° 43' 42" E perpendicular to the east right-of-way line of U.S. Highway 77a
distance of 450.05 feet to an interior corner of this tract;
THENCE N 9° 16' 18" E 450 feet east of and parallel to the east right-of-way line of U.S.
Highway 77 a distance of 736.37 feet to a point in the south margin of an existing Central Power
& Light transmission line easement, the northwest corner of the tract;
THENCE S 87° 20' 00" E along the south line of the Central Power & Light easement a distance
of 1200.13 feet to a point for the most northerly northeast corner of this tract, said point lying at
the intersection of the south line of the Central Power & Light easement with the southwest line
of another easement to Central Power & Light for a transmission line described in the instrument
filed under Clerk's File Number 879007;
THENCE S 54° 50' 19" E 1306.02 feet to a point for the most easterly corner of this tract, also
being the most easterly corner of the 259.98 acre tract;
THENCE S 36° 02' 56" W along the northerly southeast line of the 259.98 acre tract a distance
of 999.73 feet to a point for the southeast corner of this tract, said point lying at the intersection
of the east line of 259.98 acre tract with the north line of a Central Power & Light easement for
an electrical transmission line filed in Volume 638 at Page 452 of the Deed Records of Nueces
County, Texas;
THENCE N 88° 27' 34" W along the north line of the Central Power & Light transmission line
easement a distance of 1934.28 feet to a point for the southwest corner of this tract, said point
being 450 feet measured at a right angle, east of the east right-of-way line of U.S. Highway 77;
THENCE N 09° 16' 18" E 450.05 feet east of and parallel to the east right-of-way line of U.S.
Highway 77 a distance of 637.85 to a point for an interior corner of this tract;
THENCE N 80° 43' 42" W a distance of 450.05 to a point in the east right-of-way line of U.S.
Highway 77 for a corner of the tract;

Tract 2 is situated in Nueces County, Texas, it is a portion of a 259.98 acre tract out of the
Gregorio Farias Grant, Abstract 592, conveyed to Deluxe Properties by deed recorded under
Clerk's Document No. 905827 in the Official Public Records of Nueces County, Texas, Tract 2
adjoins and is north of Tract 1.
BEGINNING at the northwest corner of Tract 1, said point lying along a line 450.05 feet east of
and parallel to the east right-of-way line of U.S. Highway 77 at the point of intersection with the
south margin of an existing Central Power & Light transmission line easement (blanket),
recorded in Volume 321 at Page 469 of the Deed Records of Nueces County, Texas;
THENCE N 09° 15' 45" E a distance of 716.72 feet along the east line of a 9.011 acre tract,
described in the deed filed under Clerk's File No. 1997029837, Nueces County, Texas, to the
northeast corner of the 9.011 acre tract and the northwest corner of this tract, said point lying in
the southwest line of a 12.25 acre tract described in the Deed to the City of Corpus Christi
recorded in Volume 1450 at Page 944 of the Deed Records of Nueces County, Texas, said point
also lying on the northeast line of the 259.98 acre tract;
THENCE S 54° 50' 19" E along the northeast line of the 259.98 tract a distance of 1325.29 feet
to the point of intersection with the south margin of an existing Central Power & Light
transmission line easement (blanket), recorded in Volume 321 at Page 469 of the Deed Records
of Nueces County, Texas;
THENCE N 87° 20' 00" W along the south line of the Central Power & Light Company
easement a distance of 1200.13 feet to a point in the POINT OF BEGINNING, forming a tract
embracing 9.81 acres.
