AMENDING THE ZONING ORDINANCE UPON APPLICATION BY
PROGRESSIVE STRUCTURES, INC., BY CHANGING THE ZONING MAP
IN REFERENCE TO A 0.832 ACRE TRACT OUT OF A PART OF THE
GREGORIO FARIAS PORTION OF THE BARRANCO BLANCO GRANT,
FROM "R -1B" ONE -FAMILY DWELLING DISTRICT TO "B-4" GENERAL
BUSINESS DISTRICT; AMENDING THE COMPREHENSIVE PLAN TO
ACCOUNT FOR ANY DEVIATIONS FROM THE EXISTING
COMPREHENSIVE PLAN; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Progressive Structures, Inc., for amendment to
the zoning map of the City of Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday,
October 14, 1998, during a meeting of the Planning Commission, and on Tuesday, November 24,
1998, during a meeting of the City Council, in the Council Chambers, at City Hall, in the City of
Corpus Christi, during which all interested persons were allowed to appear and be heard; and
WHEREAS, the City Council has determined that this amendment would best serve public
health, necessity, and convenience and the general welfare of the City of Corpus Christi and its
citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
changing the zoning of a 0.832 acre tract out of a part of the Gregorio Farias Portion of the
Barranco Blanco Grant, located on the north side of Up River Road, approximately 750 feet east
of U. S. Highway 77, from "R -1B" One -family Dwelling District to "B-4" General Business
District. A metes and bounds description of the property is attached as Exhibit A.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance in Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by
this ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a
deviation from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the
Zoning Ordinance, as amended by this ordinance.

SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are
expressly repealed.
SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi
as required by the City Charter of the City of Corpus Christi.
SECTION 7. That upon written request of the Mayor or five Council members, copy attached,
to find and declare an emergency due to the need for immediate action necessary for the efficient
and effective administration of City affairs, such finding of an emergency is made and declared
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings so that this ordinance is passe nd shall take effect upon first reading as an

Fieldnote description for a 0.832 acre tract of land, being out
of a 1.0 acre tract described in Volume 2140, Page 110, of the
Deed Records of Nueces County, Texas, same being out of a 5 acre
tract described in Volume 361, Page 220 of the Deed Records of
Nueces County, Texas, same being a part of a 70 acre tract
described in Volume 94, Paye 279, of said Deed Records, and being
a part of the Gregorio Ferias Portion of the Barranco Blanco
Grant, and being more particularly described by metes and bounds
as follows:
Beginning at a point on the north right-of-way line of an 80.00
foot wide road known as Up River Road, for the southwest corner
of Lot E, Magee Tract Annex, a map of which is recorded in Volume
46, Page 223, of the Map Records of Nueces County, Texas, and the
southeast corner of this tract;
Thence, South 53'45'00" West, along said north right-of-way line
of Up River Road, a distance of 182.67 feet to a 5/8 inch iron
rod set for the southeast corner of Lot 6, Block G, Magee Tract
Annex, a map of which is recorded in Volume 47, Page 150 of the
Map Records of Nueces County, Texas, and the southwest corner of
this tract:
Thence, North 13'23'00" West, along the east boundary line of
said Lot 6 same being the west boundary line of aforementioned
1.0 acre tract, a distance of 221.75 feet to a 1-1/4 inch inside
diameter iron pipe found for the northeast corner of said Lot 6,
same being the northwest corner of said 1.0 acre tract, and the
northwest corner of this tract:
Thence, North 57'31'00" East, along the south boundary line of
Lot H-1, Block D, Magee Tract Annex, a map of which is recorded
in Volume 47, Page 61 and 62, of the Map Records of Nueces
County, Texas, same being the north boundary line of said 1.0
acre tract, a distance of 178.11 feet to a 5/8 inch iron rod set
on the west boundary line of aforementioned Lot E, Magee Tract
Annex, for the southeast corner of said Lot H-1 same being the
northeast corner of said 1.0 acre tract and the northeast corner
of this tract;
Thence, South 13'23'00" East, along said west boundary line of
Lot E same being the east boundary line of said 1.0 acre tract,
at 208.65 feet pass a 1/2 inch iron pipe at 0.32 feet left of
line in all a distance of 209.05 feet to the "POINT OF BEGINNING"
and containing 0.832 acres (36,255.04 Sq. Ft.) of land.
