AMENDING THE ZONING ORDINANCE UPON APPLICATION BY SHELL
DEVELOPMENT JOINT VENTURE, BY CHANGING THE ZONING MAP
IN REFERENCE TO 5.07 ACRES OUT OF LOTS 31 AND 32, SECTION 11,
FLOUR BLUFF AND ENCINAL FARM AND GARDEN TRACTS FROM
"B-4" GENERAL BUSINESS DISTRICT TO "R -1C" ONE -FAMILY
DWELLING DISTRICT; AMENDING THE COMPREHENSIVE PLAN TO
ACCOUNT FOR ANY DEVIATIONS FROM THE EXISTING
COMPREHENSIVE PLAN; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Shell Development Joint Venture, for
amendment to the zoning map of the City of Corpus Christi;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday,
September 15, 1999, during a meeting of the Planning Commission, and on Tuesday, October 26,
1999, during a meeting of the City Council, in the Council Chambers, at City Hall, in the City of
Corpus Christi, during which all interested persons were allowed to appear and be heard; and
WHEREAS, the City Council has determined that this amendment would best serve public
health, necessity, and convenience and the general welfare of the City of Corpus Christi and its
citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is amended by
changing the zoning of 5.07 acres out of Lots 31 and 32, Section 11, Flour Bluff and Encinal
Farm and Garden Tracts, located on the north side of Lipes Boulevard, approximately 500 feet
east of S. Staples Street, from "B-4" General Business District to "R -1C" One -family Dwelling
District. A metes and bounds description of the property is attached as Exhibit A.
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is amended to
reflect the amendment to the Zoning Ordinance in Section 1 of this ordinance.
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi, Texas,
approved on the 27th day of August, 1973, as amended from time to time, except as changed by
this ordinance and any other ordinances adopted on this date, remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance represents a
deviation from the Comprehensive Plan, the Comprehensive Plan is amended to conform to the
Zoning Ordinance, as amended by this ordinance.

SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance are
expressly repealed.
SECTION 6. Publication shall be made in the official publication of the City of Corpus Christi
as required by the City Charter of the City of Corpus Christi.
SECTION 7. That upon written request of the Mayor or five Council members, copy attached,
to find and declare an emergency due to the need for immediate action necessary for the efficient
and effective administration of City affairs, such finding of an emergency is made and declared
requiring suspension of the Charter rule as to consideration and voting upon ordinances at two
regular meetings so that this ordnance is passed and shall take effect upon first reading as an

of Nueces County, Texas; said 5.07 acre tract being more fully described as follows:
Beginning at a 5/8 Inch Iron found on the northeasterly boundary of Lipes Bohulovnid, an 80 toot wide
public roadway, for the south corner of Lot 1, Block 1, Barclay Townhomes, a map of which Is recorded In Volume
56, Page 121, Map Records of Nueces County, Texas and for the west corner of this tract;
Thence, with the southeasterly boundary of said Lot 1, Block 1, Barclay Townhomes, same being the
northwesterly boundary of this tract, as follows:
North 28°57'30" East 20.00 feet;
North 61°02'30" West 23.00 feet;
North 28°57'30" East 119.99 feet;
North 61 °02'30" West 15.00 feet and North 28°57'30" East 438.66 feet for the east corner of said
Lot 1, Block 1, Barclay Townhomes and for the north corner of this tract;
Thence South 61°00'50" East, crossing the aforementioned Lots 32 and 31, Section 11, Flour Bluff and Encinal
Farm and Garden Tracts, with the northeasterly boundary of this tract, 507.97 feet for the north corner of Block 2,
Barclay Grove Unit 1, a map of which is recorded in Volume 56, Pages 62 and 63, Map Records of Nueces
County, Texas for the east corner of this tract;
Thence South 28°57'59" West, with the northwesterly boundary of said Block 2, Barclay Grove Unit 1,
same being the southeasterly boundary of this tract, 298.47 feet to the aforementioned northeasterly boundary of
Lipes Boulevard for the west comer of said Block 2, Barclay Grove Unit 1 and for the south comer of this tract;
Thence, with the northeasterly boundary of said Lipes Boulevard, same being the southwesterly boundary
of this tract, as follows:
North 61°34'53" West 14.84 feet;
North 61°00'51" West 275.14 and North 61°03'20" West 180.00 feet to the Point of Beginning and
