AMENDING THE ZONING ORDINANCE, UPON APPLICATION
BY LOUIS AND LUCY EVANS, BY CHANGING THE ZONING MAP IN
REFERENCE TO BREZINA FARM TRACTS, BEING A 3.271 ACRE
TRACT OUT OF LOT 1, BLOCK 1 FROM "R -1B" ONE - FAMILY
DWELLING DISTRICT TO "1 -2" LIGHT INDUSTRIAL DISTRICT;
AMENDING THE COMPREHENSIVE PLAN TO ACCOUNT FOR ANY
DEVIATIONS FROM THE EXISTING COMPREHENSIVE PLAN;
PROVIDING A PENALTY; PROVIDING FOR PUBLICATION; AND
DECLARING AN EMERGENCY.
WHEREAS, the Planning Commission has forwarded to the City Council its reports and
recommendations concerning the application of Louis and Lucy Evans, for amendment
to the City of Corpus Christi Zoning Ordinance and Zoning Map;
WHEREAS, with proper notice to the public, public hearings were held on Wednesday,
May 31 2006, during a meeting of the Planning Commission, and on Tuesday, June 27,
2006, during a meeting of the City Council, in the Council Chambers, at City Hall, in the
City of Corpus Christi, during which all interested persons were allowed to appear and
be heard and
WHEREAS, the City Council has determined that this amendment would best serve
public health, necessity, and convenience and the general welfare of the City of Corpus
Christi and its citizens.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CORPUS CHRISTI, TEXAS:
SECTION 1. That the Zoning Ordinance of the City of Corpus Christi, Texas, is
amended by changing the zoning on Brezina Farm Tracts, being a 3.271 acre tract out
of Lot 1, Block 1 located at the southwest intersection of Bratton Road and Brezina
Road and west of Weber Road (W.O W.), from "R -1 B" One - family Dwelling District to "I-
2" Light Industrial District. (Map 047034)
SECTION 2. That the official Zoning Map of the City of Corpus Christi, Texas, is
amended to reflect the amendment to the Zoning Ordinance made by Section 1 of this
ordinance
SECTION 3. That the Zoning Ordinance and Zoning Map of the City of Corpus Christi,
Texas, approved on the 27th day of August, 1937, as amended from time to time,
except as changed by this ordinance and any other ordinances adopted on this date,
remain in full force and effect.
SECTION 4. That to the extent that this amendment to the Zoning Ordinance
represents a deviation from the Comprehensive Plan, the Comprehensive Plan is
amended to conform to the Zoning Ordinance, as amended by this ordinance.

SECTION 5. That all ordinances or parts of ordinances in conflict with this ordinance
are hereby expressly repealed
SECTION 6. A violation of this ordinance or requirements implemented under this
ordinance constitutes an offense punishable under Section 1 -6 of the City Code of
Ordinances.
SECTION 7. That publication shall be made in the official publication of the City of
Corpus Christi as required by the City Charter of the City of Corpus Christi.
SECTION 8. That upon written request of the Mayor or five Council members, copy
attached. the City Council finds and declares an emergency due to the need for
immediate action necessary for the efficient and effective administration of City affairs
and suspends the Charter rule as to consideration and voting upon ordinances at two
regular meetings so that this ordinance is passed upon first reading as an emergency
measure on this 27th day of June, 2006.

Records of Nueces County, Texas, sante being known as Lot 1B of a replat to be

bounds as follows. to -wit:
BEGINNING at a 5'8 inch iron rod found for the West corner of said Lot 1, same
being the West corner of said Lot 113;
THENCE. along the Northwest boundary line of said Lot 1, NORTH 29 degrees 00
Minutes 00 seconds EAST 155.14 feet to a 5/8 inch iron set fora Northwest corner of
this tract, same being a Northwest corner of said Lot 1B, same being the West
corner of said Lot IA;
THENCE, along the common boundary line of said Lots to and lB, SOUTH 61
degrees 30 minutes 45 seconds EAST 165.00 feet to a 5/8 inch iron rod set for an
interior corner of this tract, same being an interior corner of said Lot 113, same
being the South corner of said Lot 1A;
THENCE, along the common boundary line of said Lots 1A and 18, NORTH 29

corner of this tract and of said Lot 18, same being the point of curvature of a curve
to the right at the intersection of Bratton Road with Brezina Road;
THENCE, along said curve to the right, a radius of 10.00 feet, a central angle of 87
degrees 52 minutes 57 seconds, a tangent of 9.64 feet, and a length of arc of 15.34
feet to a 5/8 inch iron rod set for a corner of this tract and of said Lot 113, same lying
in the 'Northwest right -of -way margin of said Brezina Road;
THENCE, along said Northwest right-of-way margin of Brezina Road, SOUTH 27
degrees 33 minutes 38 seconds WEST 388.31 feet to a 5/$ inch iron rod set for a
corner of this tract and of said Lot 113;
THENCE, continuing along said Northwest right -of -way margin of Brezina Road.
SOUTH 29 degrees 00 minutes 00 seconds WEST 37.23 feet to a 5/8 inch iron rod set
for the South corner of this tract and of said Lot 1B. same Dying in the Southwest
