SERVICES, INC.

This Lease Agreement is entered into this the !! ~ _day of ~2j~2~2004
between the City of Corpus Christi, a Texas municipal corporation,-----'-' ~ 'I~aCITY') acting through
its duly authorized representative the City Manager, or designee, ("City Manager"), PO Box
9277, Corpus Christi, Nueces County, Texas 78469-927 7, and Amarillo Sports Services, Inc.
dba Game Time Food and Beverage Services, Inc. ("CONCESSIONAIRE"), whose principal
office and place of business is 355 West Dundee Road, Ste. 205, Buffalo Grove, Illinois, 60089,
acting through its duly authorized representative ("CONCESSIONAIRE'S AGENT").
City and Concessionaire, in consideration of faithful performance of the covenants
herein, agree as follows:
Premises. CITY leases to CONCESSIONAIRE the Premises, which consists of space
located in the Hayden W. Head Terminal, all as shown on the attached and incorporated
Exhibit A (collectively called the "Premises"). CONCESSIONAIRE shall maintain the
Premises and all improvements in a good m~d safe condition during the Lease term
Permitted Uses. CONCESSIONAIRE must use the Premises for "Food and Beverage
Service" purposes.
Term. This Lease Agreement is to commence upon the later of the date of award by the
City Council or February 1, 2005, for a period not to exceed one year. This Lease
Agreement shall expire sixty (60) days after final approval by City Council of the long
term lease executed concurrently herewith.
Rental. CONCESSIONAIRE must pay the CITY the monthly Minimum Rental Fee and
Percentage Rent as calculated and set out in the Long Term Lease Agreement. The
Minimum Rental Fee is due on or before the 1st day of the month for the current month's
rent and the Percentage Rent is due on or before the 15m day of the succeeding month in
question. The rental fees m-e payable to the Corpus Christi international Airport, 1000
International Drive, Corpus Christi, Texas 78406. The Minimum Rental Fee due for the

first month's rent of this Agreement shall be payable on or before the 20th day of the first
month.

Terms and Conditions. All other Terms and Conditions of the Long Term Lease
Agreement executed concurrently herewith are incorporated herein for all purposes, as if
fully attached hereto.
