KNOW ALL BY THESE PRESENTS:
THAT Bayfront Medical Associates, L.P. (Grantor) of 615 N Upper Broadway, Suite 1740,
Nueces County, Corpus Christi, Texas 78477 in consideration ofTen Dollars and no Cents ($10) and
other good and valuable consideration prod by the City of Corpus Christi (Grantee) of 1201
Leopard Street, Nueces County, Texas 78469-9277, the receipt of which is hereby acknowledged,
has conveyed, and does convey to the City of Corpus Christi, a Texas Home Rule municipal
corporation, its successors and legal representatives, the free and uninterrupted use, liberty, privilege,
and easement of going in, on, over, under and along a certain tract of land situated in Nueces County,
Texas and being described as follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A". (Premises)
Map showing the location of the Utility Easement is attached and
incorporated as "Exhibit B".
SPECIAL PROVISIONS: 1.) The City of Corpus Christi agrees to restore the land
within the easement areas to the same condition as existed prior to construction of the
initial drainage facilities. 2.) The City of Corpus Christi also agrees to restore the land
to the same condition, as previously stated, for the construction of any subsequent
drainage facilities or utility lines installed within the easement areas. Any repair work
done on City's facilities within the easement areas will also require restoration.
Fogether with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and
its franchisees to construct, service, repair, maintain, inspect, lay, operate and keep public utility
lines under, on and along said Premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a
UTILITY EASEMENT and right-of-way for so long as used for such purpose, and if the use of said
easement and right of way is ever abandoned, then the aforesaid rights and privileges cease.

Field Notes for a Utility Easement (946.53 Square Feet) out of Lot 1, Water Block 3,
Central Wharf and Warehouse Company's Subdivision of the Beach Portion, a map of which is
recorded in Volume A. Page 15, Map Records of Nueces County, Texas, said utility easement
being more fully described by metes and bounds as follows:
Beginning, at a point on the west boundary of West Shoreline Boulevard, a 70.00 foot
wide public roadway, from which point a 1/2 inch iron rod found for the northeast comer of said
Lot 1 same being the south east comer of an Existing Pump S~ation, as shown in deed recorded
under Volume 255, Page 203, Deed Records of Nueces County, Texas, bears North 17o25'05"
East (Deed=North 17°26'20" East), a distance of 15.68 feet;
Thence, South 17°25'05TM West (Deed=South 17026'20TM West, along the west boundary
of said West Shoreline Boulevard, a distance of 9.43 feet for the southeast comer of this easement;
Thence, North 89°33' 16" West, along the south boundary of this easement, a distance of
104.94 feet for the southwest comer of this easement;
Thence, North 17°22'27" East. a distance of 9.43 feet to the south boundary of a 15.00
foot wide utility easement, recorded under Document No. 2002050178, Official Public Records
of Nueces County, Texas, for the northwest comer of this easement;
Thence, South 89°33' 16" East, parallel to the north boundary of said Lot 1, at 15.00 feet
distant therefrom; measured at right angles thereto, a distance of 104.95 feet to the Point of
Beginning, and containing 946.53 square feet of land.
Bearings are based on deed recorded in Document No. 2002050178, Official Public
Records of Nueces County, Texas.
