KNOW ALL BY THESE PRESENTS:
THAT the CITY OF CORPUS CHRISTI ("Grantor"), A Texas municipal corporation of
1201 Leopard Street, Corpus Christi, Nueces County, Texas 78469 herein referred to as
Grantor in consideration of One Dollar(S1.00) paid by The City of Corpus Christi
("Grantee"), the receipt of which is hereby acknowledged, has conveyed, and does
convey to The City of Corpus Chdsti, its successors, assigns, and legal representatives,
the free and uninterrupted use, liberty, privilege, and easement of going in, on, over,
under and along a certain tract of land situated in Nueces County, Texas and being
described as follows:
See the metes and bounds property description attached and incorporated
as "EXHIBIT A'. (Premises)
Map showing the location of the UTILITY EASEMENT is attached and
incorporated as "EXHIBIT B".
Together with the free ingress, egress and regress to and for the City of Corpus Christi,
Texas, and its assigns to construct, service, repair, maintain, inspect, lay, operate and
kcep public utility lines under, on and along said premises.
SPECIAL PROVISION:The City of Corpus Christi ag~es to restore the
Imnd within the eminent mr~s to the --me condition as existed prior
to the construction project.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to
the City of Corpus Chdsti, Texas, its successors, legal representatives, and assigns for
the use as a UTILITY EASEMENT and right-of-way for so long as used for such purpose,
and if the use of said easements and rights of way is ever abandoned, then the aforesaid
rights and privileges cease.

being the same property described in deeds recorded in Document No. 2001010748 and Document No. 2001022960, Official
Records of Nueces CounVy. Texas; said utility easement l:eing further described as follows:
Beginning at a point on [he common boundary of said 59.089 acre tract and of a 202.635 acre ~act out of the John H.
Gallagher Sun,ey No. 318, A-986, Nuecos Count~, Texas, being the same property desclSbed in deed dasd lune 6, 1989 and
recorded in Volttme 2160, Pages 784 thru 789, Deed Records of Nueees County, Texas, for the northwesl corner of this
easement, from which comer the northwest comet of said 59.089 acre Uach the noFdawesI corner of said Tract 8 and the
southwest corner of Tract 10 of said Subdivision of the Margaret Kelly Land bears North 00°39'52" West. with said common
bounda~ line, 267.12 feet and from which Point of Begimung a National Geodetic Sui~ey monument stumped "SQ-180" bears

Thence, Sooth 61°50'25'' East, with the north boundary of this easement, prosing through said 59.089 acre trach a

this easement, 57.07 feet to the Point of Beginning and containing 44,675.441 square feet (1.026 acres) of land.
