Drainage Easement
KNOW ALL BY THESE PRESENTS:
THAT We, Rodgers Paxton Estes, Independent Executor of the Estate of Rodgers Francis
Estes, Deceased and Independent Co-Executor of the Estate of Delma Lorraine Estes, Deceased
of 980 Hermig Road, Goliad, Goliad County, Texas, 77963 and Monte Lentz Estes Independent
Co-Executor of the Estate of Delma Lorraine Estes, Deceased of 2610 Rodd Field Rd., Corpus
Christi, Nueces County, Texas 78414, (COLLECTIVELY CALLED GRANTOR) in consideration
of S10 (Ten Dollars) and other good and valuable consideration paid to Grantor by the City of
Corpus Christi (GRANTEE), a Texas Home Rule municipal corporation (City), 1201 Leopard
Street, Corpus Christi, Nueces County, Texas, 78469-9277 the receipt of which is hereby
acknowledged, have conveyed, and do convey to the City of Corpus Christi, its successors and legal
representatives the fi"ee and uninterrupted use, liberty, privilege, and easement of going in, on, over,
under and along a certain tract of land situated in Nueces County, Texas and being described as
follows:
The tract of land is described by metes and bounds on the attached and incorporated
as Exhibit A and shown on the attached map and incorporated as Exhibit B
(Premises).
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, for
the purpose of constructing, servicing, repairing, maintaining, inspecting, laying and keeping public
a Drainage Easement facility under, on and along the Premises.
FO HAVE AND TO HOLD, ALL AND SINGULAR. the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors and legal representatives, for use as a Drainage Easement
lbr so long as used for such purpose, and if the use of said easement is ever abandoned, then the
aforesaid rights and privileges shall cease.
Executed in duplicate, either copy of which constitutes an original.

OF A 0.0521 ACRE DRAINAGE EASEMENT
BEING 0.0521 acres (2,268 square feet) of land, more or less, out of Lot 17,
Section 27, Floux Bluff and Encinal Farm and Garden Tracts, a subdivision of Nueces
County, Texas, and also being out of Lot 1, Block 17, Rodd East Addition as recorded in
Volume 27, Page 100 of the Map Records of Nueces County, Texas said 0.0521 acre tract
as shown on the attached exhibit being more particularly described as follows;
BEGINNING at a point on the East right of way l/ne of Rodd Field Road, said
Point b{fmg S29°00'00"W, 100_00 feet from the northwest comer of an existing 100 foot
wide drainage easement beth being identified on said recorded Lot 1, Block 17 Rodd East
Addition and'also described as Parcel 1 m a "Channel Easement" as recorded in Volume
783, Page 8 of the Deed Records of Nueces County, Texas;
THENCE leaving said Rodd Field Road right-of-way along the southerly
boundary of said Channel Easement, S61°00'00"E 69.06 feet to a point;
THENCE continuing along said Channel Easement's southerly boundary
S31°00'00"E, 50.00 feet to a point;
THENCE, leaving said southerly beundary of said Channel Easement
N 61°00'00"W 112.36 feet to a point on the east fight-of-way of Rodd Field Road;
THENCE, N29°00'00"E 25.0 feet along said Rodd Field Road right-of-way to the
POINT OF BEGINNING and containing 0.0521 acres of land more or less.
NOTE:
Beatings are based on recorded plat bearing of south line of Lot 1, Block
17 being N 61°00'00"W.
