Sidewalk Easement

KNOW ALL BY THESE PRESENTS:
THAT PD&L, Inc., a Texas Corporation of 3046 S. Alameda, Corpus Christi, Nueces County,
Texas 78404 hereinafter called (Grantor) for and in consideration of the sum of One Dollar ($1.00)
and the retention of the present head-in parking on Alameda Street, to us in hand paid by the
City of Corpus Christi (Grantee), 1201 Leopard Street, Nueces County, Texas 78469-9266, and
other good and valuable considerations, the receipt of which is hereby acknowledged, have granted
and conveyed, and by these presents, do grant and convey unto the City of Corpus Christi, a Texas
Home Rule municipal corporation, its successors and legal representatives the free and uninterrupted
use, liberty, privilege, and easement of passing in, on, over, and along a certain tract of land situated
in Nueces County, Texas for the sole purpose of constructing a sidewalk across said property now
occupied by Grantor, the sidewalk purpose easement being described as follows, to wit:
See the metes and bounds property description attached and incorporated as "Exhibit
A". (Premises)
A map showing the location of the SIDEWALK EASEMENT is attached and
incorporated as "Exhibit B".
Together with the free ingress, egress, and regress to and for the City of Corpus Christi, Texas, its
successors and assigns, and our and their tenants; for the purpose ofconslmcting sidewalk, upon said
tract and way for the public use.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the fights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors and legal representatives and the public, for the proper use as
public sidewalk for so long as used for such purposes, and if the use for said la'act and way for all of
said uses be ever abandoned, then in that event, the aforesaid rights and privileges shall cease, and all
rights herein granted shall revert to the Grantor herein, Grantor's heirs or assigns.

BEING a tract of land containing 0.016 Acres (700.0 Sq. Ft.) of land out of Lots 53, 54, 55,
and 56, Block 810, Port Aransas Cliffs as shown on plat thereof recorded in Volume 4,
Page 51 of the Map Records of Nueces County, Texas. This 0.016 Acre Tract being more
particularly described by metes and bounds as follows:
COMMENCING at a found 2" Brass Cap at the southwesterly corner of Lot 60, Block 810 Port
Aransas Cliffs, as recorded in Volume 4, Page 51 of the Map Records of Nueces County,
Texas;
THENCE N31 °06'00"W along the northeasterly right-of-way line of Alameda Street, a distance
o[ 100.00' to a Point, being the Point of Beginning of this easement;
THENCE N31 °06'00%N continuing along said Alameda Street, a distance of 100.00' to a Point
on the southwesterly comer of Lot 52, Block 810, said Port Aransas Cliffs, being the
northwesterly corner of this easement;
THENCE N58'54'00"E along the southeasterly boundary line of said Lot 52, a distance of 7.00'
to a Point, being the northeasterly comer o[ this easement;
THENCE S31 °06'00"E thrcugh Lots 53, 54, 55, and 56, a distance of 100.00' to a Point on the
northwesterly boundary line of Lot 57, Block 810, said Port Aransas Cliffs, being the
southeasterly corner of this easement;
THENCE S58°54'00'%/V along the northwesterly boundary line of said Lot 57, a distance of 7.00'
Lo the POINT AND PLACE OF BEGINNING and containing 0.016 Acres (700.0 Sq. Ft.) of land.
Bearings are with reference to Plat of Lots 33-38, Block 810, Pod Aransas Cliffs as recorded in
Volume 8, Page 49 of the Map Records of Nueces County, Texas.
