KNOW ALL BY THESE PRESENTS:
]?HAT. Freddy Naranjo, d/b/a/Living Waters Powerwash, (GRANTOR) of 1218 Miami Drive,
Corpus Christi, Nueces County, Texas 78404 in consideration of One Dollar ($1.00) paid by the
City of Corpus Christi, (GRANTEE) 1201 Leopard Street, Nueces County, Texas 78469-9277,
the receipt of which is hereby acknowledged, have conveyed, and do convey to the City of Corpus
Christi, a Texas Home Rule municipal corporation, its successors and legal representatives, the free
and uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along a
certain tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhibit A" (Premises).
Map showing the location of the Utility Easement TOGETHER WITH A
TEMPORARY CONSTRUCTION EASEMENT is attached and
incorporated as "Exhibit
The Temp~rary Construction Easements is further described as a 25 foot
wide construction easement, north of and adjacent to the permanent utility
easement. Said temporary construction easement is to be used for working
room and storage of materials and machinery during the constmclion phase.
The Temporary Construction Easement automatically terminates upon
completion and acceptance of the improvements of the SARATOGA
UTILITY IM?ROVEMEN/S project by the City Manager of the City of
Corpus Christi, r]'exas.

SPECIAL PROVISIONS: 1. The City of Corpus Christi agrees to restore the land
within the easement areas to the same condition as existed prior to construction.
2. The City of Corpus Christi agrees to connect Grantor's existing water service line
to the new 12 inch waterline. 3. The location of the tap for the 12 inch sanitary sewer
line will be determined in the field by the Grantor and the contractor. Grantor will be
responsible for all Development Service fees required for Grantor's connection to the
installed wastewater tap.
TO HAVE AND TO HOLD, ALL AND SINGULAR. the rights and privileges aforesmd to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a
UT1LITY EASEMENT and right-of-way for so long as used for such purpose, and if the use of
.said easement and right of way is ever abandoned, then the aforesaid fights and privileges cease.

PAGE 93, OF THE MAP RECORDS OF NUECES COUNTY, TEXAS, THIS TRACT
BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
FOLLOWS;
Bearings are derived from Global Positioning System observations, Based on the Texas
Coordinate System, NAD '83, South Zone (4205) and referenced to the monumented north right-
of-way line of Saratoga Boulevard (State Highway No. 357).
BEGINNING, at a point on the north right-of-way line of that certa'm roadway (120.0 feet
wide), known as Saratoga Boulevard (SH 357), al its intersection with the west boundary line of
an existing 5,0 foot wide utility easement adjacent and along the east boundary line of said Lot 1,
Block 2, for the southeast comer of this tract;
Thence, North 61° 51' 20" West, with said north right, of-my line of Saratoga Boulevard (SH
357), same line being the south line of said Lot 1, Block 2, a distaace of 104.91 feet, to the point
of curvature of a circular curve to the right, which curve has a central angle of 90° 30' 00", a
radius of 10.00 feet, a tangent distance of 10.09 feet and an arc length of 15.80 feet, for the most
easterly southwest comer oflhis tract, ti'om which p~int a 5/8 inch iron rod, found, bears North
89° 29' 36" West, a distance of 0.21 feet:
rhence, with said curve to the right, in a northwesterly direction, an arc distance of 15.80 feet, to
a point, on the east fight-of-way line of that certain roadway (60.00 feet wide), known as Sarah
Drive. as shown on above referenced map of Saratoga Place, same line being the west boundary
line of said Lot 1, Block 2, for the most westerly southwest comer of this tract;
Thence, North 28° 38' 40" East, with above described common boundary line of Lot 1, Block 2
