hereinafter stipulated, the Lessor agrees to lease to the Lessee the following;

"tOWING AND GROe'lDS MAINTENANCE:
The Lessor shal invoice Lessee promptly upon receipt of the invoice for mowing and
grouncl:~ maintenance of lhe Premises. lessee agrees to pay 60% of the total invoice.
ELECTRlCAL liTILITIES:
The Lessor shale lnvoicc Lessee fo"" the cost of the electrical lighting blll submitted to

The Lessee shall not :nske any alterations, additions. or structural changes to the
PremIses without the pLor written consent and approval of the Lessor. Said alterations,

concluSlOn or the term of this Lease
INSURr\.NCE:
The Lessee agrees to r,aintain adequate self-insurance reserves to protect against any
injuries or damages sustained by mdividuals while upon the Premises for which the
Lessor and Lessee may hecome liable
All personal Premises placed on the Premises shal be at the sole risk of the Lessee, and
Lessor ~haU not be liable for any damages 10 said personal premises,
DEFAULT REMEDIES:
n~e Lessee hereby agrees thal if a default shall be made in the payment of rent or if the
Lessee shall violate any of the covenants of this Lease, then this Lease may be forfeited
at Lessor's diseretionil' such default continues for a period of ihirty (30) days after
Lessor notifies said Lessee in v,Titing al: Corpus Christi Police Department Maintenance
and Operations \Jfanager. 321 John Sartain Corpus Christi. TX 78401 of such default and
Lessor':, intention to dl:clare the Lease forfeited Thereupon, unless the Lessee has
completely removed or.:;ured such default. this Lease shall cease and Lessor shall be
emitled !o immediately re-enter and retake possession of the Premises,
TER.l\1INA TION:
The Lessor or Lessee mc)! terminate this Lease Agreement by giving the opposite party
