KNOW ALL BY THESE PRESENTS:

THAT. we, Robert J. Gonzalez and wife, Carrie L. Gonzalez ("Grantors"), of5901 Harvest Hill
Rd.. Corpus Chnsti, Nueces County, Texas 78414, in consideration of$10.00 (TEN DOLLARS),
and other good and valuable consideration, paid by the City of Corpus Christi ("Grantee"), of 1201
Leopard Street, Corpus Christl, Nueces County, Texas 78401, the receipt of which is hereby
acknowledged, has conveyed, and does convey to the City of Corpus Christi, a Texas Home Rule
municIpal corporation, its successors and legal representatives, the free and uninterrupted use,
i1berty. pnvilege, and easement of going m, on, over, under and along a certain tract ofland situated
111 Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhlbn A (Premises)
A map showing the locatIOn of the RIGHT OF WAY EASEMENT is
attached and incorporated as "Exhibit B".
Together with the free mgress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchIsees. to construct. operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon Said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in. along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said PremIses.
ro HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
::;aid easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

RECORDED IN DOCUMENT NO. 1998018029, OFFICIAL PUBLIC
RECORDS OF NUECES COUNTY, TEXAS, AND ALSO OUT OF A 2.469
ACRE TRACT A DESCRIPTION OF WHICH IS RECORDED IN
DOCUMENT NO. 2003006869, OFFICIAL PUBLIC RECORDS OF
NUECES COUNTY, TEXAS, THIS TRACT BEING MORE
P ARTICULARL Y DESCRIBED BY METES AND BOUNDS AS
FOLLOWS:
Bearings are based on recorded map of Amending Plat of Lots 90 & 91, Block 1, Mariposa
Subdivision, a map of which is recorded in Volume 64, Page 148, Map Records, Nueces
County, Texas, and referenced to the monumented southeast right-of-way of Cimarron
Boulevard.
Beginning at a 5/8 inch iron rod, found, on the east boundary line of that certain (variable width)
right-of way, known as Cimarron Boulevard, at its intersection with the northern boundary line
of Lot 90, said Mariposa Subdivision, for the most westerly southeast corner of this tract, same
point being the northwest comer of said Lot 90;
Thence. North 600 57' 38" West, with said east right-of -way line of Cimarron Boulevard, a
distance of 41.00 feet to a point, for the southwest comer of this tract, same point being the
southwest corner of aforementioned 2.469 acre tract of land;
Thence. North 290 02' 50" East, with said east right-of-way line of Cimarron Boulevard, a
distance of 309.85 feet to a point, at its intersection with the south boundary line of that certain,
85.00 foot wide right-of-way, known as Yorktown Road, for the northwest comer of this tract,
same point being the northwest comer of aforementioned 3.390 acre tract ofland;
Thence, South 600 57' 39" East, with said south right-of-way line, parallel with and 20.00 feet
distant there from, measured at right angles thereto, the centerline of said Yorktown Boulevard, a
distance of 754.20 feet, to a 5/8 inch iron rod, found, at its intersection with the east boundary
line of said 3.390 acre tract of land. for the northeast corner of this tract, same point being the
northeast comer of said 3.390 acre tract ofland;
Thence, South 290 03' 47" West, with said east boundary line of the 3.390 acre tract of land,
same line being the west boundary line of that certain tract of land, known as Bill Whitt Park,
described in Volume 2069, Page 40, of the Deed Records ofNueces County, Texas, a distance of
45.00 feet, to a point, for the most easterly southeast comer of this tract;

Tbence" South 360 02' 26" West, a distance of 12.52 feet to the Point of Beginning, and
containmg 47,431.50 square feet (1.089 acres) ofland.
