DOLLAR I paid by the City of Corpus Christi ("Grantee"), of 1201 Leopard Street, Corpus Christi,
Nueces County. Texas 78469-9277 the receipt of which is hereby acknowledged, have conveyed,
and do convey to the City of Corpus Christi, a Texas Home Rule municipal corporation, its
successors and legal representatives, the free and uninterrupted use, liberty, privilege, and easement
of going in. on, over. under and along a certain tract of land situated in Nueces County, Texas and
being described as follow"
See the metes and bounds property description attached and incorporated as
"ExhibIt A (Premises)
A map showing the location of the RIGHT OF WAY EASEMENT is
attached and incorporated as "Exhibit B".
Together with the free ingress. egress and regress to and for the City of Corpus Christi, Texas, and
Its frandllsees, to constnlct, operate. repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon SaId PremIses for the public use by foot, with automobiles, carts, carriages and
all other \ ehIcles and all other means of transportation necessary or convenient at all times and in all
seasons in. along and upon Said Premises, as well as to lay, operate, inspect, replace, repair, service
and mamtam public utllity lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises. provlded however. Grantor reserves unto itself, its successors and assigns the
free and unmterrupted right to access Cimarron Blvd and Yorktown Blvd. through the driveways
shown on ExhIbIt "C" attached hereto.
TO HAVE AND TO HOLD. all and smgular. the nghts and privileges aforesaid to the City of
Corpus Christi. Texas. its successors, legal representatives, franchisees and the public, for the proper
use as puhiJc streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

Description of 0.716 acre tract of land, more or less, for street dedication and being a portion of Lot 9, Section 10, Flour Bluff
& Encinal Farm & Garden Tracts, a map of which is recorded in Volume "A", Pages 41 through 43, Map Records,Nueces
County, Texas and being a portion of a 90 acre tract of land conveyed to L.A Benys by deed recorded at Volume 224, Page
435, Deed Records of said county, said 0.716 acre tract of land as further described by metes and bounds as follows;
BEGINNING at a 5/8" iron rod set for the easternmost comer of the tract herein described in the northwest right-of-way line
of Cimarron Boulevard, said besinning point bears S28"52'41"W 119,05' from a 5/8" iron rod found at the southernmost
corner of Lot 1, Block 2, King's Point Unit 4, a map of which is recorded in Volume 63, Pages 114 & 115, said Map Records;
THENCE S28052'41" W 454.03' along said northwest right-of-way line of Cimarron Boulevard to a 5/8" iron rod set for the
southernmost corner of the tract herein described and point of intersection of said northwest right-of-way line of Cimarron
Boulevard and the northeast right-of-way line of Yorktown Boulevard;
THENCE N60059'44"W along said northeast right-of-way line of Yorktown Boulevard, being along a line 20.00' northeast of
and parallel to the common southwest boundary line of said Section 10 (section line), Flour Bluff and Encinal Farm and
