fHA T the City of Corpus Christi, ("Grantor"), a Texas municipal corporation of 1201 Leopard
Street, Corpus Christi, Nueces County, Texas 78469-9277 herein referred to as Grantor in
conSIderatIOn of One Dollar ($1.00) paid by the City of Corpus Christi ("Grantee"), the receipt of
which IS hereby acknowledged, has conveyed, and does convey to the City of Corpus Christi, its
successors, assigns, and legal representatIves, the free and uninterrupted use, liberty, privilege, and
,:asement of going in, on, over, under and along a certain tract of land situated in Nueces Count,
Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhibit A" (Premises)
Map showing the location ofthe RIGHT OF WAY EASEMENT is attached
and incorporated as "Exhibit B". (Premises)
Together wIth the free mgress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchIsees. to construct operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means oftransportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all and singular, the nghts and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and ifthe use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

OF A 1.45 ACRE TRACT OF LAND, A DESCRIPTION OF WIDCR IS
RECORDED IN VOLUME 2151, PAGE 396, OF THE DEED RECORDS
OF NUECES COUNTY, TEXAS, AND BEING SITUATED IN AND OUT
OF LOT 23, SECTION 19, FLOUR BLUFF & ENCINAL FARM &
GARDEN TRACTS, A MAP OF WHICH IS RECORDED IN VOLUME A,
PAGES 41 TBRU 43, OF THE MAP RECORDS OF NUECES COUNTY,
TEXAS, THIS TRACT BEING MORE PARTICULARLY DESCRIBED BY
METES AND BOUNDS AS FOLLOWS;
BeariDgs are based on the Texas Coordinate System, Sooth Zone (4205), NAD 83, and
referenced to the monomented right-of-way of Wooldridge Road.
Record information cited in parenthesis refers to above referenced description of a 1.45
acre tract.
Beginning at a point on the south boundary line of that certain 50.00 foot wide right-of-way
known as Wooldridge Road for the northwest comer of this tract, same point being the northwest
comer of said 1.45 acre tract;
Thence, South 610 23' 42" East (Record = South 610 East), with the common boundary line of
said Wooldridge Road and said 1.45 acre tract, a distance of 22.50 feet, to a point, for the
northeast comer of this tract, and same point being the northeast comer of said 1.45 acre tract;
Thence, South 280 36' 18" West (Record = South 290 West), with the east boundary line of said
1.45 acre tract, same line being the west boundary line of the remaining portion of a 5.25 acre
tract described in Volume 1901, Page 268, of the Deed Records of Nueces County, Texas, a
distance of 17.50 feet, to a point, for the southeast comer of this tract, from which point a 1-1/2
inch iron pipe, found, bears North 51016'40" East, a distance of 8.45 feet;
Thence, North 610 23' 42" West, a distance of 22.50 feet to a point on the west boundary line of
said 1.45 acre tract, same line being the east boundary line of a 37.50 foot wide drainage ditch
right-of-way easement dedicated to Nueces County in Volume 771, Page 221, of the Deed
Records ofNueces County, Texas, for the southwest comer of this tract;
Thence, North 280 36' 18" East (Record = North 29<> East), with the west boundary line of said
1.45 acre tract, same being the east boWldary line of said 37.50 foot wide drainage ditch right-of-
