COUNTY OF NUECES ~
THAT the City of Corpus Christi, ("Grantor"), a Texas municipal corporation of 1201 Leopard
Street, Corpus Christl, Nueces County, Texas 78469-9277 herein referred to as Grantor in
consideration of One Dollar ($1.00) paid by the City of Corpus Christi ("Grantee"), the receipt of
which ]s hereby acknowledged, has conveyed, and does convey to the City of Corpus Christi, its
successors, assigns, and legal representatives, the free and uninterrupted use, liberty, privilege, and
easement of going in, on, over, under and along a certain tract of land situated in Nueces Count,
Texas and heing described as follows:
See the metes and bounds property description attached and incorporated as
"Exhibit A (PremIses)
Map showing the location of the RIGHT OF WAY EASEMENT is attached
and incorporated as "Exhibit B". (Premises)
Together with the free mgress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchIsees, to construct. operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said PremIses for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises
TO H.A V E AND TO HOLD, all and smgular, the rights and pnvileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

NUECES COUNTY, TEXAS, AND BEING SITUATED IN AND OUT OF
LOT 22, SECTION 19, FLOUR BLUFF & ENCINAL FARM & GARDEN
TRACTS, A MAP OF WHICH IS RECORDED IN VOLUME A, PAGES 41
THRU 43, OF THE MAP RECORDS OF NUECES COUNTY, TEXAS,
TmS TRACT BEING MORE PARTICULARLY DESCRIBED BY METES
AND BOUNDS AS FOLLOWS;
BeariJlgs are based on the Texas Coordinate System, South Zone (4205), NAD 83, and
referenced to the monumented right-of-way of Wooldridge Road.
Record information cited in parenthesis refers to above referenced description of a 0.36
acre tract.
Bqinning at a point on the south boundary line of that certain 67.50 foot wide right-of-way
known as Wooldridge Road for the southwest comer of this tract, same point being the northwest
comer of a 10 foot wide right-of-way/utility easement, a map of which is recorded in Volume 63,
Page 83, of the Map Records of Nueces County, Texas, from which point a 5/8 inch iron rod,
found, for the northeast comer of Lot 1, Block 4, Windsong Subdivision Unit 6, a map of which
is recorded in Volwne 63, Page 83, of the Map Records of Nueces County, Texas, bears North
61023'42" West, a distance of 10.00 feet;
Thence, North 28036' 18" East (Record = North 290 East), with the common boundary line of
said Wooldridge Road and said 0.36 acre tract, a distance of 17.50 feet, to a point, for the
northwest comer of this tract, and same point being the northwest comer of said 0.36 acre tract;
Thence. South 610 23' 42" East (Record = South 60059' East), a distance of 22.50 feet, to a
point, for the northeast comer of this tract, same point being the northeast comer of said 0.36
acre tract, same point being the northwest comer of a 37.50 foot wide drainage ditch right-of-
way easement dedicated to Nueces County in Volume 771, Page 219, of the Deed Records of
Nueces County, Texas;
Thence, South 2SO 36' 18" West (Record = South 290 West), with the west boundary line of said
37.50 foot wide drainage ditch right-of-way easement, a distance of 17.50 feet to a point, for the
southeast corner of this tract;
