assigns to constmct, service, repair. maintain, inspect. lay, operate and keep public utility lines under,

of Corpus Christl, Texas, its successors, legal representatives, and assigns for the use as a UTILITY
EASEMENT and right-of-way for so long as used for such purpose, and ifthe use of said easements

BEING A 4.169.05 SQUARE FOOT (0.096 ACRE) TRACT OF LAND OUT
OF A PORTION OF THE EXISTING RIGHT-OF-WAY OF
WOOLDRIDGE ROAD, SITUATED IN CORPUS CHRISTI, NUECES
COUNTY, TEXAS, THIS TRACT BEING MORE PARTICULARLY
DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
Bearings are based on Tens Coordinate System, Soutb Zone (4205), NAD 83, and
referenced to tbe monumented rigbt-or-way of Wooldridge Road.
Record information cited in parentbesis refen to recorded street dedication described in
Document No. 1997038767, of tbe Official Public Records of Nueces COUDty, Texas.
Beginning at a point on the east boundary line of that certain variable width right-of-way known
as Airline Road, dedicated and described in Document No. 1997038767 of the Official Public
Records of Nueces County, Texas, same line being the west boundary line of the remaining
portion of Lot 1, Block 1, Airline Subdivision Unit 4, a map of which is recorded in Volume 49,
Page 109, of the Map Records of Nueces County, Texas, for the northwest corner of this tract,
same point being the upper southwest corner of said remaining portion of Lot I, from which
point a concrete monument, found, bears North 00031' 14" East, a distance of 0.84 feet;
Thence, South 230 47" 22" East (Record = South 230 05' 58" East), with the above described
common boundary line of Airline Road and the remaining portion of Lot I, a distance of 56.67
feet (Record = 57.63 feet), to a 5/8 inch iron rod with a plastic cap stamped "Pyle & Associates,
lne", set, at its intersection with the north boundary line of that certain variable width right-of-
way, known as Wooldridge Road. same line also described in above referenced dedication and
same line being the south boundary I ine of said remaining portion of Lot 1, for an inside comer
of this tract;
Thence, South 610 25' 41" East (Record = South 600 58' 10" East), continuing with above
described common boundary line of Wooldridge Road and Lot I, a distance of 250.00 feet to a
