308, Orange Grove. Nueces County, Texas 78372-9456, in consideration ofTen Dollars and no cents
($10.00) paId to Grantor by the City of Corpus Christi (GRANTEE), a Texas Home Rule municipal
corporation, 1201 Leopard Street, Corpus Christi, Nueces County, Texas, 78469-9277 the receipt of
which ]s hereby acknowledged, has conveyed, and does convey to the City of Corpus Christi, its
successors and legal representatIves the free and uninterrupted use, liberty, privilege, and easement
of going in. on, over, under and along a certain tract ofland situated in Nueces County, Texas and
being described as follows
See the metes and bounds property description attached and incorporated as
"Exhibits ,\" and A-I" (Premises)
A map showing the location of the Drainage and Utility Easement is
attached and incorporated as "Exhibits B and B-1" (Premises)
Special Provision: The City will replace and restore the land within the easement area to the
same condition as existed prior to construction.
Together with the free mgress, egress and regress to and for the City of Corpus Christi, Texas, for the
purpose of constructing, servicing, repairing, maintaining, inspecting, laying and keeping public
utility I mes, drainage channels and drainage related improvements under, on and along the Premises.
TO HA VE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors and legal representatives, for use as a Drainage and Utility
Easement for so long as used for such purpose, and if the use of said easement is ever abandoned,
then the aforesaid rights and privileges shall cease.

and bounds as follows:
BEGINNING at a point on the northerly line ofa 160 foot wide right of way
known as Leopard Street. the southwesterly comer of said Lot 2, Block 5 and
the southeasterly comer of Lot 1, Block 5 of said Rolling Acres Subdivision
No. 2 for the southeast comer and POINT OF BEGINNING of the herein
described easement,
THENCE: North 570 47' ()()" West with the northerly line of said Leopard
Street, a distance of 87.51 feet to a point, from which a 5/8 inch iron rod
found at the easterly right of way line of Rolling Acres Street and the
northerly line of said Leopard Street bears North 57047' 00" West, 537.49
