Dietz, a single person, whose address is 5205 Edinburg Circle, Corpus ChrIstl. '\Jueccs County. Texas 78413 ("Seller") and the City of Corpus Christi. J Texas home rule municipal corporation, whose address is P.O. Box 9277, C'orpus t'hrIStl, Nueccs County. rexas 7846()-9277 ("Buyer"). Property. Seller for the consideration and under the terms set out herein, agrees to convey to Buyer the following described property situated in Nueces County, Texas: Lot Six (61, Block Five (5), Inverness Unit A, an addition to the City of Corpus Christi, Nueces County, Texas, according to map or plat recorded in Volume 48, Pages 71-72, Map Records of Nueces County, Texas. ... Purchase Price. One Hundred. thirty nine thousand, five hundred Dollars ($139,500.00). Title Insurance. rhe Seller must provide. at Buyer's expense, a title insurance policy that guarantees good and mdefeasible title to the Property, without exceptions to title other than the standard pnnted exceptions and any exceptions permitted under this Contract, and that wholly insures and indemnifies Buyer against any title defects or adverse claims. A reliable title insurance company or title guaranty company must Issue the title insurance policy. Buyer and Seller have mutually selected San Jacinto Title Company ("Title Company"), Corpus Christl T\:. The proration is only an estimate and the Seller will be responsible for any shortage \vhen the taxes become due for 2006. I) Earnest Money. Buyer deposIts $500 with the selected TItle Company as Earnest Money, whIch will be applIed to the balance of the purchase price owing at Closing. Buyer will pay the balance of the purchase pnce owing at Closing. When the Title Company possesses the executed deed, any other necessary paperwork, and the balance ofthe cash payment, the Title CiHnpanv wIll Close the transaction in accordance with its customary procedure.
