DRAINAGE AND UTILITY EASEMENT
0.014 ACRES
BEING a 0.014 acre (600 square foot) drainage and utility easement out of Lot F, Westwood
Shopping Center, a map of which is recorded in Volume 26, Page 91, Map Records, Nueces
County, Texas.

This 0.014 acre drainage and utility easement is more particularly described by metes and bounds as
follows:
BEGINNING at a point on the northerly line of a 160 foot wide right of way known
as Leopard Street and the common southerly comer Lot D and Lot F, of said
Westwood Shopping Center, from which a 5/8" iron rod found at the southerly
comer of Lot B, Westwood Shopping Center and the northerly line of said Leopard
Street bears. South 570 47' oo''East, 865.00 feet;
THENCE: North 570 47' 00" West with the northerly line of said Leopard Street, a
distance of 20.00 feet to a pomt at the common southerly comer ofLat G and Lot F
of said Westwood Shopping Center for the southwesterly comer of the herein
described easement;
THENCE: North 320 13' 00" East with the corrnnon line of said Lot G and Lot F, a
distance of 30.00 feet to a pomt for the northwesterly comer of the herein described
easement;
THENCE: South 5r 47' 00" East, a distance of 20.00 feet to a point on the
conunon line of Lot D and Lot F of said Westwood Shopping Center and on the
northwesterly line of a 30 foot wide drainage and utility easement descnbed in map
of said Westwood Shopping Center, for the northeasterly comer of the herein
described easement;
THENCE: South 320 13' 00" West with the westerly line of said 30 foot wide
drainage and utility easement and the common line of said Lot D and Lot F, a
distance of 30.00 feet to the POINT OF BEGINNING and containing 0.014 acres
(600 square feet) more or less.
