(GRANTEE), a Texas Home Rule mUnIcipal corporation (City), 1201 Leopard Street, Corpus
ChristL Nueces County, Texas, 78469-9277 the receipt of which is hereby acknowledged, has
conveyed. and does convey to the City of Corpus Christi, its successors and legal representatives the
tree and unmterrupted use. liberty. pnvliege, and easement of going in, on, over, under and along a
certain Iract orland situated in Nueces County, Texas and being described as follows:
fhe tract ofland is described by metes and bounds on the attached and incorporated
as Exhibit A
\t1ap showing the location ofthe Drainage Easement 1S attached and incorporated as
E\ hib1t B (Premises).
Together \\ lth the free Ingress, egress and regress to and for the City of Corpus Christi, Texas, for the
purpose or constructing, servicing, repairing, maintaining, inspecting, laying and keeping a public
drainage channel and facilities under, on and along the Premises.
TO HA VE AND TO Hal D, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christl, Texas, Its successors and legal representatives, for use as a Drainage Easement for
so long as used tor such purpose, and I f the use of said easement is ever abandoned, then the
aforesaId nghts and pnvileges shall cease.
Executed in duplicate, either copy of which constitutes an original.

BEING A 5.582 ACRE DRAINAGE EASEMENT OUT OF LOTS 18, 30
AND 31, SECTION 21, FLOUR BLUFF AND ENCINAL FARM AND
GARDEN TRACTS, A MAP OF WHICH IS RECORDED IN VOLUME
"A", PAGES 41-43, OF THE MAP RECORDS OF NUECES COUNTY,
TEXAS, TillS TRACT BEING MORE P ARTICULARL Y DESCRIBED BY
METES AND BOUNDS AS FOLLOWS:
Bearings are based on the Texas Coordinate System of 1983, South Zone, and referenced to the
monumented east boundary line of Mariposa Subdivision, a map of which is recorded in Volume
63, Pages 60-61, of the Map Records of Nueces County, Texas.
BEGINNING at a 5/8 inch iron rod, found, on the south right-of-way line of that certain
dedicated roadway known as Yorktown Boulevard (right-of-way varies), at its intersection with
the east boundary line of that certain 1.089 acre right-of-way easement described in Document
No. 20060l1601, of the Official Records of Nueces County, Texas, for the northwest comer of
this tract;
THENCE, South 610 1 T 51" East, with the south boundary line of said Yorktown Boulevard, a
distance of 80.00 feet, to a point for the most northerly northeast comer of this tract;
THENCE, South 28043' 10" West, a distance of 1,495.02 feet, to a point, for an interior comer
of this tract:
THENCE, South 470 19' 48" East, a distance of 1,161.07 feet, to a point, on the common
boundary line of Lots 29 and 30, aforementioned Section 21, for the most easterly northeast
comer of this tract;
THENCE, South 280 4]' 53" West, with said common boundary line of Lots 29 and 30, a
distance of 103.05 feet, to a point, for the southeast comer of this tract, same point being the
northeast comer of Cimarron Crossing Unit 4, a map of which is recorded in Volume 59, Page
64, oftbe Map Records ofNueces County, Texas;
THENCE, North 470 19' 48" West, with the north boundary line of said Cimarron Crossing
Unit 4, and continuing with the north boundary line of Cimarron Crossing Unit 5, a map of
which is recorded in Volume 59, Page 46, of the Map Records of Nueces County, Texas, and
Cimarron Crossing Unit 5, a map of which is recorded in Volume 60, Page 14, of the Map
Records of Nueces County, Texas, consecutively, a distance of 1,243.54 feet, to a 1 inch iron
pipe, found, on the east boundary line of a 40 foot wide drainage easement dedicated on the
recorded map of Mariposa Subdivision, a map of which is recorded in Volume 63, Pages 60-61,
of the Map Records of Nueces County, Texas, for the southwest comer of this tract, same point
being a corner ofeimarron Crossing Unit 5 (Volume 60, Page 14);

THENCE, North 280 43' 10" East, with said east boundary line of the 40 foot wide drainage
easement, a distance of 1 ,578.17 feet, to the POINT OF BEGINNING and containing 5.582
acres of land.
Subject tract described hereon is proposed as a drainage easement. No monumentation set for
corners.
Ibis description is based on a survey and plat made by Miguel A. Escobar, R.P.L.S. from
February 2006 to March 2006.
