and other good and valuable consideration paid by the City of Cor pus Christi, (GRANTEE) of 1201
Leopard Street. Corpus (hristi. Nueces County. Texas 78401. the receipt of which is hereby
acknowledged. have conveyed. and do convey without warranty of title, express or implied, to the
('ity of Corpus Christl. c' Texas Home Rule municipal corporation, its successors and legal
representati ves. the free and uninterrupted use, liberty. pri vi lege. and easement of going in, on, over,
under and along a certain tract of land "jtuated in Nueces County. Texas and being described as
tallows
See the metes and bounds property description attached and
incorporated as Exhibit "\" ("Premises")
\ map showing the location of the DRAINAGE EASEMENT together
with a TEMPORARY CONSTRUCTION EASEMENT is attached and
mcorporated as Exhibit" B".
Iogether with the free ingress. egress and regress to and for the City of Corpus Christi, Texas, for the
purpose 01 constructmg. servicing. repaIring, maintaining. inspecting. laying and keeping public,
drainage improvements under. on and along the Premises.
SPECIAL PROVISIONS: The City of Corpus Christi agrees to construct a temporary
safety fence or barrier around the construction area for the duration ofthe temporary
construction easement. The City of Corpus Christi agrees to restore the land within the
easement area, and other land owned by Grantor that is used by the City of Corpus
('hristi for ingres~, egress and/or regress, to the same, or better condition, following
umstruction of thl' improvements. CCISD is not responsible for the safety and security
of persons and personal property within the construction area for the duration of the

fhe Temporary Construction Easement automatically terminates upon completion and
acceptance of the Cimarron Blvd. Street Improvements project by the City Manager of
the City of Corpus Christi or his designee.

of Corpus Christi. l'exas. its successors and legal representatives, for use as a DRAINAGE
EASEf\1ENT and TEMPORARY CONS l'RUCTION EASEMENT for so long as used for such
purpose. and if the use of said easement IS ever abandoned, then the aforesaid rights and privileges
shall cease.

BEING A 14885 SQUARE FOOT DRAINAGE EASEMENT AND 20 FOOT
WIDE TEMPORARY CONSTRUCTION EASEMENT OUT OF LOT 1,
BLOCK 14, CIMARRON CROSSING UNIT 5, A MAP OF wmCH IS
RECORDED IN VOLUME 60, PAGE 14, OF THE MAP RECORDS OF
NUECES COUNTY, TEXAS, TmS TRACT BEING MORE
PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
FOLLOWS:
Bearings are based on the Texas Coordinate System of 1983, South Zone, and referenced to the
monumented east boundary line ofCimarron Crossing Unit 5.
BEGINNING at a 5/8 inch iron rod with plastic cap stamped "Urban Engr., C.C. TX", found, on
the east right-of-way of that certain 80 foot wide dedicated roadway known as Cimarron
Boulevard, at its intersection with the north boundary line of said Cimarron Crossing Unit 5,
same line being the south boundary line of Mariposa Subdivision, a map of which is recorded in
Volume 63, Pages 60-61 of the Map Records of Nueces County, Texas, for the northwest comer
of this tract;
THENCE, South 610 17' 14" E, with the common boundary line of Cimarron Crossing Unit 5
and Mariposa Subdivision, a distance of 733.74 feet, to a point, for an interior comer of this tract,
same point being the southeast comer of a 40 foot wide drainage easement dedicated on the
recorded map of said Mariposa Subdivision, same point being the southeast comer of said
Mariposa Subdivision and same point being an interior comer of said Cimarron Crossing Unit 5;
THENCE, North 280 43' 10" East, continuing with said common boundary line of Cimarron
Crossing Unit 5 and Mariposa Subdivision, same line being the east boundary line of said 40 foot
wide drainage easement, a distance of 29.91 feet, to a 1 inch iron pipe, found, for the most
northerly northeast comer of this tract, same point being the northeast comer of said Cimarron
Crossing Unit 5;
THENCE, South 470 19' 48" East, with the northeast boundary line of said Cimarron Crossing
Unit 5, a distance of27.00 feet, to a point, for the most easterly northeast comer of this tract;
THENCE, South 75" 47' 38" West, a distance of 63.73 feet, to a point, for the southeast comer
of this tract;
THENCE. North 61" 17' 14" West. parallel with and 20.00 feet distant there from. measured at
right angle thereto, aforementioned north boundary line of Cimarron Crossing Unit 5, a distance
of 713.28 feet, to a point, on aforementioned east right-of-way line of Cimarron Boulevard, for
the southwest comer of this tract;

same line being the west boundary line of said Cimarron Crossing Unit 5, a distance of 20.00
feet, to the POINT OF BEGINNING and containing 14885 square feet ofland.
