SPECI AL PROVISION~: The ( ity of Corpus Christi agrees to construct a temporary safety
fence or barrier around the construction area for the duration of the easement. The City of
Corpus Christi agrees to restore the land within the temporary construction easement, and
other land owned by Grantor that is used by the City of Corpus Christi for ingress, egress
and/or regress, to the same or better condition as existed immediately prior to the effective date
of this temporary casemt.'nt. C('ISD is not responsible for the safety and security of persons
and personal property on the Premises for the duration of the temporary construction
easement. .\11 construction is to he done in a prudent and workmanlike manner.

BEING A 19,493 SQUARE FOOT TEMPORARY CONSTRUCTION
EASEMENT OUT OF LOT 1, BLOCK 14, CIMARRON CROSSING UNIT
5, A MAP OF WmCH IS RECORDED IN VOLUME 60, PAGE 14, OF
THE MAP RECORDS OF NUECES COUNTY, TEXAS, THIS TRACT
BEING MORE PARTICULARLY DESCRIBED BY METES AND
BOUNDS AS FOLLOWS:
Bearings are based on the Texas Coordinate System of 1983, South Zone, and referenced to the
monumented east boundary line of Cimarron Crossing Unit 5.
BEGINNING at a pomt .)n the north right-of-way line of that certain 60 foot wide dedicated
street known as Bison Drlve, same line belng the south boundary line of said Cimarron Crossing
Unit 5 for the southwest comer of this tract, from which point a 5/8 inch iron rod, found, for the
most southerly southwest comer of said Cimarron Crossing Unit 5 bears North 610 IT 51"
West, a dIstance of 545.48 feet;
THENCE. North 280 42' 09" East, a distance of 84.85 feet, to a pomt, for the northwest comer
of this tract:
THENCE. South 610 7' 51" Ease a dIstance of 1900 feet, to a pomt, for a comer of this tract;
THENCE, South ] 60 45' 28" East, a distance of 21 78 feet, to a pomt, for an interior comer of
this tract.
THENCE. South 610 17' 51" East, a distance of 40.06 feet, to a pomt, for a comer of this tract,
same pomt bemg the point of curvature of a circular curve to the right, which curve has a central
angle uf! '70 12' 27", a radius of699.58 feet, a tangent distance of 105.85 feet and an arc length
of 21 01 e, feet.
THENCE, with said curve to the right, in a southeasterly direction, an arc distance of 210.10
feet, to a point, for the northeast comer of this tract;
THENCE. South 450 55' 21" West, a dIstance of69.62 feet, to a pomt, on aforementioned north
right-of-way line of Bison Dnve, for the southeast comer of this tract, same point being the
begimung of a non tangentIal CIrcular curve to the left, which curve has a central angle of 170 12'
20", a radius of630.00, a tangent distance of95.31 feet, an arc length of 189.18 feet and whose
radius pomt bears South 45055' 21" West, a distance of630.00 feet;
THENCE, with saId non tangential circular curve to the left, in a northwesterly direction, same
