fRAT the City of Corpus Christi, ("Grantor"), a Texas municipal corporation of 1201 Leopard
Street, Corpus Christi, Nueces County, Texas 78469-9277 herein referred to as Grantor in
consideration of One Dollar ($1.00) paid by the City of Corpus Christi ("Grantee"), the receipt of
which IS hereby acknowledged, has conveyed, and does convey to the City of Corpus Christi, its
successors, assigns, and legal representatIves, the free and uninterrupted use, liberty, privilege, and
easement ofgoing in, on, over. under and along a certain tract ofland situated in Nueces County,
fexas and being descnbeCl as follows

"Exhibit A and "Exhibit B". (PremIses)
Map showll1g the locatIOn of the RIGHT OF WAY EASEMENT is attached
and Illcorporated as "Exhibit C" and "Exhibit D". (Premises)
Together with the free mgress, egress and regress to and for the City of Corpus Christi, Texas, and its
tranchIsees, to construct, operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon SaId PremIses for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons Ill, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintam public utilit) lines, stann sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all and smgular, the rights and pnvileges aforesaid to the City of
Corpus Christi. Texas, its successors, legal representatives, and assigns for the use as a Right of Way
Easement and nght of way for so long as used for such purpose, and if the use for said easements and
rights ot\vay IS ever abandoned, then the aforesaId rights and privileges cease.

BEING A 0.069 ACRE (3,049.17 SQ. Fr.), TRACT OF LAND OUT OF PARK LOT 2,
BLOCK 1, MAPLE BILLS SUBDIVISION, AS SHOWN ON MAP OF MAPLE
BILLS SUBDIVISION, BLOCK 1, LOT 1, RECORDED IN VOLUME 61, PAGE 30,
OF THE MAP RECORDS OF NUECES COUNTY, TEXAS, THIS TRACT BEING
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS;
.GINNING, at a 5/8 inch iron rod, found, on the east boundary line of said Lot 2, same line being the west
boundary line of that certain right-of-way (60.00 feet wide), known as Deer Run Drive, at the southwest
comer of its intersection with that certain right-of-way (60.00 feet wide), known as Up River Road, for the
lower northeast comer of this tract, same point being the lower northeast comer of said Lot 2, Block 1,

THENCE, South 260 16' 32" West (Record- South 260 24' 49" West), with above described common
boundary line of said Lot 2 and Deer Run Drive, a distance of 10.00 feet, to a point, for the southeast comer
of this tract, from which pomt a 5/8 inch iron rod, found on the above described common boundary line of
Lot 2 and Deer run Drive, bears South 260 OS' 23" West (Record - South 26024' 49" West), a distance of
70.61 feet:

PARK , A MAP OF WHICH IS RECORDED IN VOLUME 53, PAGES 83-86, OF
THE MAP RECORDS OF NUECES COUNTY, TEXAS, THIS TRACT BEING

COMMENCING, at a 1 inch iron pipe, found, on the south boundary line of that certain right-of-way
