THAT Cimarron Company, a Texas General Partnership, of P.O. Box 2525, Nueces County,
Corpus Christl, Texas 78403-2525 called Grantor in consideration of $10 and other good and
valuable consideration paid by the City of Corpus Christi, a Texas Home Rule municipal
corporation, called Grantee of 1201 Leopard Street, Corpus Christl, Nueces County, Texas 78469-
9277 the receipt of which IS hereby acknowledged, has conveyed, and does convey to the City of
Corpus Christi, a Texas Home Rule mumcipal corporatIOn, its successors and legal representatives,
the free and umnterrupted LIse, liberty, privilege, and easement of going in, on, over, under and along
a certam tract ofland situated In Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhlbit A (Premlsesl
A map showing the location of the RIGHT OF WAY EASEMENT is
attached and incorporated as "Exhibit B" (Premises)
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees. to construct. operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by fooL with automobiles, carts, carriages and
all other vehicles and all ot her means of transportation necessary or convenient at all times and in all
seasons Ln. along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and malOtalO public uti lit) lines, stoml sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HA VE AND TO HOLD, all and sLngular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as pubhc streets and utility easements for so long as used for such purposes, and if the use for
said easements and nghts )f way IS ever abandoned, then the aforesaid rights and privileges cease.

DESCRIBED BY METES AND BOUNDS AS FOLLOWS;

relerenced to the monumented right-of-way of Cimarron Boulevard.
Record information is derived from above referenced recorded deed to Cimarron
Cempany.
B.inning at a point, on the southeast right-of-way line of that certain 67.50 foot wide right-of-
way, known as Cimarron Boulevard, for the west corner of this tract, from which point, a 5/8
inch iron rod, found, on said southeast right-of-way line, at it's intersection with the southwest
boundarv I ine of said Lot 1, Section 21, bears South 280 39' 1 0" West, a distance of 990.12 feet;
Tllence, North 280 39' 10' East (Record = North 290 00' 00" East), with said southeast right-of-
way line. a distance of 31 0 00 feet, to a point, at it's intersection with the southwest right-of-way
line of an existing 20 foot wide right-of-way easement, for the north corner of this tract, from
which point, a 5/8 inch iron rod, with cap, found on the common boundary line of Lots 17 and
32, Section 20, said Flour Bluff & Encinal Farm & Garden Tracts, bears North 280 39' 10" East,
a distance of344.36 feet;
Thence, South 6] 0 20' 50" East (Record South 610 00' 00" East), with said southwest right -of-
way line of existing right-of-way easement, a distance of 4650 feet, to point, for the east comer

Thence, South 280 39' 10" West, a distance of280 00 feet, to a point, for a corner of this tract;
