BEING A 0.009 ACRE (394.26 SQ. FT.), TRACT OF LAND OUT OF LOT 1,
BLOCK 1, McKINZIE SUBDIVISION, A MAP OF WHICH IS RECORDED
IN VOLUME 41, PAGE 122, OF THE MAP RECORDS OF NUECES
COUNTY, TEXAS, THIS TRACT BEING MORE PARTICULALRLY
DESCRmED BY METES AND BOUNDS AS FOLLOWS;
BEGINNING, at a point on the north boundary line of that certain right-of-way (60.00 feet wide),
known as Up River Road, at its intersection with the east boundary line of that certain right-of-way
(variable width), known as McKinzie Road, for the southwest corner of this tract, same point being
the southwest corner of said Lot 1, Block I. McKinzie Sulxiivision;
TImNCE, North 08051' 53" East (Record - North 08056' 43" East), with said east boundary line
of McKinzie Road, same line being the west boundary line of said Lot 1, a distance of26.25 feet, to

line of Up River Road, a distance of 10.49 feet, to the PLACE OF BEGINNING and containing
