THAT I, Rupert Harold Kronke, Richard Harold Kronke, Thomas Jason Kronke, David
Rassell Kronke, Jeffrey Joseph Kronke, and Mark Andrew Kronke (GRANTORS) of 10209 N.
Harrington. Corpus Chnstl, Nueces County, Texas 78410 in consideration of TEN DOLLARS
($10.00) and other good and valuable consideration paid by the City of Corpus Christi
("Grantee"). of 1201 Leopard Street. Corpus Christi, Nueces County, Texas 78401, the receipt of
which IS hereby acknowledged. have conveyed, and do convey to the City of Corpus Christi, a Texas
Home Rule mumclpal lorporation. its successors and legal representatives, the free and
uninterrupted use. liberty. privilege. and easement of gomg in, on, over, under and along a certain
tract of land situated III Nlleces County. Texas and being described as follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A". (Premises)
Map (shaded) showing the location of the RIGHT-OF-WAY
EASEMENT is attached and incorporated as "Exhibit B".
SPECIAL PROVISIONS All construction is to be done in a prudent and workmanlike manner.
Together with the free mgress. egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees. to construct operate. repair and maintam streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all olher means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises. as well as to lay, operate. inspect, replace, repair, service
and mamtam public utilitv lines. stoml sewers. and franchised utility lines in, on, over, under and
along saId Premises
TO HAVE AND TO HOLD. all and singular. the nghts and privileges aforesaid to the City of
Corpus Christl, Texas, its successors. legal representatives, franchisees and the public, for the proper
use as puhlic streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned. then the aforesaid rights and privileges cease.

known as Up River Road, same line being the south boundary line of said Lot 1, Block 1, McKinzie
Subdivision, for the southwest corner of this tract:
BEING A 0.040 ACRE (1,761.27 SQ. FT.), TRACT OF LAND OUT OF THAT
CERTAIN 2.98 ACRE TRACT OF LAND, DESCRIBED IN VOLUME 1894,
PAGE 869 et seq. OF THE DEED RECORDS OF NUECES COUNTY,
TEXAS, SITUATED IN AND OUT OF SURVEY 419, ABSTRACT NO. 570,
