THAT I, Marco A. Ramirez, ('"GRANTOR") 707 W. Ferguson, Pharr, Hidalgo, County, Texas
78577. in consIderation of$1O ( TEN DOLLARS) and other good and valuable consideration
paid by the City of Corpus Christi, ("GRANTEE") of 1201 Leopard Street, Corpus Christi,
Nueces County, Texas 78469-9277 the receipt of which is hereby acknowledged, has conveyed,
and does convey to the City of Corpus Christi, a Texas Home Rule municipal corporation, its
successors and legal representatives, the free and uninterrupted use, liberty, privilege, and
easement of gomg in. on. over, under and along a certain tract of land situated in Nueces
County, Texas and bemg described as follows:
See the metes and bounds property description attached and incorporated
as "Exhibit A". (Premises)
t\ map showing the location of the RIGHT OF WAY EASEMENT is
attached and incorporated as "Exhibit B". (Premises)
Together with the free ingress. egress and regress to and for the City of Corpus Christi, Texas,
and its franchisees, to construct, operate, repair and maintain streets, sidewalks, curbs, gutters
and appurtenances upon said PremIses for the public use by foot, with automobiles, carts,
carriages and all other vehicles and all other means of transportation necessary or convenient at
all times and in all seasons in, along and upon said Premises, as well as to lay, operate, inspect,
replace. repaiL service and mamtalll public utility lines, stom1 sewers, and franchised utility
lines m, on, over, under and along Said Premises.
TO HA VE AND TO I-IOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christl. Texas, its successors, legal representatives, franchisees and the public, for the
proper use as public streets and utility easements for so long as used for such purposes, and if
the use for said easements and rights of way is ever abandoned, then the aforesaid rights and
pflvileges cease

RIGHT-OF-WAY ACQUISITION
NUECESCOUNTY,TEXAS
BEING a 1,169 square foot (0.03 acre) tract or parcel ofland situated in the City of Corpus Christi, Nueces
County, Texas, and being out of Lot I, Block I, Mid-Town Industrial District, as shown on map recorded
in Volume 31, Page 8, Map Records ofNueces County, Texas, and being further described as belonging to
Marco A. Ramirez, according to Document No. 1996041527, Official Public Records, Nueces County,
Texas. and being more particularly described as follows:
BEGINNING at a point on the east right-of-way line of Cliff Maus Drive (60' R.O.W.), said point bears
South 01012'23" East a distance of 55.04 feet from the northwest comer of said Lot 1, same being the
southwest comer of I.ot 57R, B lock I, of said Mid. Town Industrial District;
THENCE South 04019'42" East, across said Lot I, a distance of 100.99 feet to a point for a comer of this
right-of-way acquisitIOn;
THENCE South 01012'23" East, across said Lot I, parallel with and 5.50 feet perpendicular distance from
said east right-of-wa;.- line of Cliff Maus Drive, a distance of 118.52 feet to a point for a comer ofthis right-
of-way acquisition;
THENCE South 64006'40" East, a distance of22.78 feet to a point on the north right-of-way line of Old
Brownsville Road, also known as FM. 665, for a comer of this right-of-way acquisition;
THENCE South 52058' 18" West, with said north right-of-way line. a distance of 11.78 feet to a point for a
comer of this right-of-way acquisition:
THENCE North 64007'02" West, along the southwest boundary of said Lot I, a distance of 18.23 feet to a
point on the east right of-way line of said Cliff Maus Drive. for a comer ofthis right-of-way acquisition;
THENCE North 01012'23" West, with said right-of-way line, a distance of228.33 feet to the POINT OF
BEGINNING and containing 1.169 square feet or 0.03 acre of land.
